SITUATION
The property occupies a non-estate location within a few minutes walk to the town centre and is on a town bus route.  Apart from the normal services the town has a modern health centre, good schooling and town sports facilities including bowling and cricket ground.  The city of Plymouth which is the major retail centre for the area is within 1/2 an hours travelling distance and just 3 miles south of the town is the St. Mellion golf and country club.     

DESCRIPTION

There are Three Bedrooms, the front one having built-in airing cupboard with factory lagged cylinder having supplementary immersion heater, whilst the two main bedrooms are at the rear, both of which have built-in wardrobes with the main
bedroom also having overhead and bedside cabinets.  The Bathroom has fully tiled walls with bath having shower fitment over and glass shower screen, vanity wash basin, wall light with shaver point, low level W.C., built-in shelved cupboard and
obscure glazed window.

OUTSIDE
From the road a tarmac drive provides three car parking and leads to additional Car Port space to the side of the dwelling with direct access off to the kitchen and also leading to the Detached Garage with up and over door, light, power and water
connected.  Fitted workbench and storage cupboards together with window to the side.    Both the front and rear gardens are attractive and low maintenance, the front being mainly pebbled with circular paved centrepiece and flanked with shrubs to the front and side.   There is access either side of the dwelling to the rear where there is an extremely private garden an ideal sun trap, again mainly pebbled with paved path to wooden Summerhouse and a backdrop of mature shrubs and conifers.
