" A handsome period farmhouse retaining many character features with flexible internal accommodation, including a possible annexe, comprising an entrance hall with flagstone floor, dual aspect sitting room with wood burner and windows overlooking the garden and pond, a snug with parquet floor and fireplace; dual aspect dining room; study area which was formerly a cold store and still retains the ceiling hooks for meat, and a large ground floor room ideal as a billiards room, playroom or cinema. Also on the ground floor is the music room, cloaks/shower room, kitchen/breakfast room with window to front and a useful larder, utility and an annexe kitchen. On the first floor are 6 bedrooms, 3 with feature fireplaces, and 3 bathrooms one of which is large with a roll top ball and claw foot bath and separate walk-in shower, second bathroom with a shower over the bath and a shower room with walk-in shower. The plot is believed to be approx 1.5 acres (not verified) with gardens laid to lawn with magnolia, willows, evergreens etc and pergolas covered with vine and wisteria. There is a small paddock area, a vegetable plot bordered by soft fruit bushes and an orchard with pear, plum and apple trees as well as a lovely pond. To the front is a Grade II listed Granary barn with a 3 bay car-port, various outbuildings including a large work-shop with power and light and attic space over that would lend itself to conversion, subject to planning; large log store; pigsties, original outside w.c. and garden store. Hartpury is a village of around 800 people in a rural setting being surrounded by some beautiful countryside approx 10 miles from Cheltenham and 5 miles from Gloucester. The village has public houses, a local store/post office, parish hall and primary school. "
