" Clarence House is an unusual property of some considerable age offering characterful accommodation with a good sized garden and outbuildings. The property is located close to the centre of this pretty and historic little East Devon town and just 2 miles inland from the Jurassic coast. There are three first floor bedrooms, a recently re-fitted bathroom, a good sized lounge (formerly 2 rooms), a small dining/reception room and a re-fitted kitchen. At the back of the property, off the kitchen are some outbuildings currently providing plenty of storage but with potential for conversion to garage or workshop spaces (subject to any necessary consents). The level garden is a good size and enclosed providing an ideal space for play and/or produce but is currently a blank canvas. At the bottom of the garden is a timber open-fronted garage and vehicular access. The property is set at right angles to the road but with a garden gate leading onto The Butts. At some time in the past, it looks as if this gateway was wider and therefore, it may be possible to provide further off-road car parking in future with some re-arrangement of the garden.
