" A very well presented and modernised mews cottage situated in the much sought after and popular village of Leek Wootton equal distance between the vibrant towns of Kenilworth and Warwick. The cottage is set back from the road on a long and private drive, which is owned by the current occupiers, where there are two allocated parking spaces . Being a mews cottage the gardens are to the front elevation of the property. This has been tastefully landscaped having a decking area, ideal for BBQ and table and chairs, pathway and a section is artificial turf. There is a brick based entrance porch with single glazed windows to both sides, built in shelving and shoe racks, there is then a stable door that leads into the entrance hall. There are wooden sliding doors with frosted glass inserts leading into a spacious lounge with wood flooring throughout, feature brick wall tilling and inset log burning fire with inset shelving for log storage. Also off the hallway is a kitchen diner which has a range of modern beech wall and base units with grey wood laminated work tops, hexagonal single sink drainer, electric Indesit oven and hob with cooker hood over, built in washer dryer and plumbing for slimline dishwasher and space for fridge freezer. The dining area has adequate space for a 4-6 seater table and then has french doors leading onto the decking area. A feature wood staircase with glass panels and velux window above lead to the first floor accommodation with two superb double bedrooms both with two sash windows overlooking the garden and courtyard. The master bedrooms has wood flooring throughout, feature electric fire and feature tall standing radiator in the centre of the two sash windows. Bedrooms two has a feature tiled brick wall, wood flooring throughout and exposed beams. Off the landing is a large airing cupboard housing the hot water tank and plenty of shelving for linen and clothes. There is then a door leading to a stunning four piece bathroom with beautiful exposed beams over a delightful roll top bath which has a feature waterfall mixer tap and shower head. There is a separate shower cubicle which is full tiled and has sliding doors and a Triton electric shower. The bathroom also benefits from a lovely limestone sink also with feature waterfall tab and sits on a wooden vanity unit. There is a w.c and chrome heated towel rail, feature tiled strip over the bath and wood flooring throughout.
