A handsome and spacious modern detached home in a quiet cul de sac in the popular village of Holcombe. The property offers flexible and improved accommodation, consisting; entrance hall leading to the cloakroom which has a window to the side, a wash hand basin and W.C. The playroom/bedroom five has a door to the kitchen/breakfast room and a double glazed window to the front.  The dining room has stairs leading to the first floor and a door leads to the sitting room, this room has double glazed windows to the front and a bay window fitted with PVCu double glazed French doors leading directly into the rear garden and an open fireplace.  The kitchen/breakfast room has been refitted with a range of cream fronted wall and base units with roll top work surfaces over, built in double stainless steel sink unit with mixer tap.  There is a built in electric oven with gas hob and splash back.  Integrated dishwasher and fridge/freezer, a double glazed window to the rear and tiled floor.  The breakfast room area has space and plumbing for a washing machine and tumble dryer.  There is a double glazed window to the rear and door to the side.  On the first floor there are four bedrooms, the master has an en-suite shower room and bedroom four has a dressing room or study off, all have double glazed windows.  The re-fitted family bathroom has an obscure double glazed window to the rear elevation, a panelled bath, plinth mounted wash hand basin and W.C with a tiled floor.  Externally the front garden is laid to lawn with driveway parking for several vehicles and there is an attached single garage.  The rear garden has a patio which runs along two sides and a gate to the side, it is mainly laid to lawn with mature shrubs and bushes.

The historic Georgian City of Bath is approximately 14 miles, Bristol 19 miles and 8 miles to Frome. There are school buses that pick up in the village taking children to the local primary school at Kilmersdon and to the state secondary school for this catchment area, Writhlington. Both schools have excellent reputations. This region is very well serviced by independent schools. All Hallows Preparatory is 5 miles away and Downside School is 2 miles away as well as all of the Bath Schools being within easy reach. Holcombe village enjoys a rural location with many lovely countryside walks nearby.
