Description

"This modern detached and individual family home is located just off the Plymouth Road at the end of Cott Lane on the edge of Follaton, Totnes. It is an easy walk into town via a pathway through to Winsland Avenue and through the estate, plus the Cott Inn at Dartington is also nearby. Higher Brook Lodge was constructed in 2001 and designed by award winning architect Moxley McDonald.

The property is entered from a covered decked terrace into a double volume atrium with steps up to the living rooms and down to the bedrooms, there is space for coats and boots plus there is a Guest WC with further space and which also houses the Worcester gas boiler.

Proceeding up the stairs you reach the stunning living room which benefits from beautiful oak floors, vaulted ceilings, and has French windows bifold doors to all four sides affording wonderful far reaching views and much light. At the far end is a sitting room area which is cosy and spacious with bi fold doors onto a large wooden sun terrace. The middle of the room has a lovely wood burner as its focal point and there is space for a dining table which then leads into the well fitted kitchen with floor and wall cabinets and an island unit with Neff electric hob and all being fitted with granite worktops. There is plenty of space for a large American style fridge freezer, and there are double Neff ovens and an integrated dish washer. From here there are steps down to a bright snug TV area with French windows to the front deck and with steps down to the garden.

In addition, off the sitting room area there is a door into a useful study home office with a view to the front garden, plus there are steps to a galleried mezzanine which is a lovely additional space.

The bedrooms are on the ground floor and all benefit from lovely views over the back garden. The main bedroom is large and light and has a lovely en suite with shower and a dressing room. Bedrooms 2 & 3 are similar in size and outlook and are all off the hallway which has a number of under stairs cupboards and where the washing machine and dryer are also housed. Bedroom 4 is another large double which has a door through to a further dual aspect room with direct access to the back garden and which is currently used as a snug. There is also a large luxury family bathroom with bath and walk in shower.

Outside
The gardens and outside space are a real feature of the property. At the front due to mature beech and horse chestnut trees it has a slightly woodland feel and there is a small lawn and flowerbeds plus gravelled parking for 3 4 cars with another private space on the road. There are also two large, decked seating areas one of which is covered and the other is open and has a built in barbecue table. From here there are steps down which lead around the side to the lawned rear garden which also has a large shed. In addition there is a large balcony with hot tub and space for dining off the sitting room, and which also has steps down to the back garden.

Shepherd s Hut Reached via a path bounded by espaliered fruit trees, the hut is set within a lovely courtyard area with space for a firepit and seating and affords it wonderful views over the fields beyond. The hut is cozy and has a double bed, kitchen and seating area plus generous walk in shower room. This is a proven year round successful holiday let.
