"Enjoying a convenient village centre location, 6 Caffyns Rise is a superbly presented detached family home in a cul de sac location. A particular feature of this very stylish and well presented house is the superb kitchen/dining room which has been created by the owners to provide a spacious entertaining area. The beautifully fitted kitchen of wood finish includes a Neff double oven with ceramic hob over and built in microwave oven. There is also an integral dishwasher and space for an "American Style" fridge/freezer. The kitchen area is cleverly divided from the entertaining and dining section by virtue of a two tier peninsular which provides an excellent informal dining area that compliments the triple aspect room beautifully which also enjoys a tiled floor throughout with underfloor heating. There is a spacious sitting room with patio doors leading to the garden and also a utility room and cloakroom on this level.

The floor below provides a generously sized master bedroom suite with extensive fitted wardrobes and an en suite shower room whilst the top floor of the house provides three good sized bedrooms and a family bathroom. A particular feature of bedroom 2 is the fitted wardrobes of a generous depth (approximately 4 feet (1.22m)) which in turn leads to the eaves storage area.

Outside, the property enjoys an attractively landscaped front garden with a brick paved driveway providing parking for two vehicles leading to a good size garage. A side access gate leads to the rear gardens which have been levelled by the present owners to provide an area for entertainment with a shaped patio adjoining the house, a lawn with a raised conifer bed with a retaining wall made of re-cycled sleepers. An unusual feature of the house is the further section of garden which is accessed by steps created again, from re-cycled sleepers, leading into an elevated section of the garden, ideal for a vegetable or flower garden and with space for a garden shed situated at the rear. From this elevated position there are delightful views across the village to the South Downs.
SITUATION
Enjoying a quiet cul de sac location, the property could not enjoy a better position for access to the village facilities including, upon the High Street, a post office and supermarket amongst many other shops. Billingshurst also offers a medical centre, regular bus services and a railway station on the London Victoria line that stops at Horsham, Crawley and Gatwick. In Billingshurst village there is also schooling for all ages, a leisure centre with a swimming pool. More extensive shopping, banking and leisure facilities are available in Horsham which lies approximately 9 miles away, Guildford at 19 miles and Gatwick International Airport is approximately 22 miles.
