DIRECTIONS: From the City Centre proceed along Foregate Street into The Tything turning right into St Oswalds Road, right again into Sansome Walk. Take the left hand turn into Northfield Street, turn right into East Street then right again into Arboretum Road.

DOUBLE BEDROOM (First floor - front) with carpet, window with curtains and radiator. Original fireplace and parking space.

COMMUNAL AREAS. Lounge with furniture. Kitchen with appliances and cookware. Downstairs WC and Shower Room.

GENERAL. The rent is inclusive of Council Tax, Water Rates, Gas, Electricity and a TV licence for the television in the communal lounge. A cleaner will provided once a week to clean the communal areas (tenants will be expected to tidy up prior to the cleaner visiting) and a gardener will attend once an month. Satellite TV is also included in the rent.

OUTGOINGS
Deposit:
The tenant will be required to pay a deposit of £420 at the commencement of the tenancy which will be refunded at the end of the term without interest and subject to no dilapidations. Griffiths & Charles are members of the Tenants Deposit Scheme and full details will be provided if you take up a tenancy on the property.
