SITUATION Situated in the idyllic village of Cockington, and within the Cockington conservation area, this wonderful cottage is hidden in a valley just one mile from the bustle of Torquay where there are golden beaches, cliff walks, golf courses and plenty of recreational facilities. Cockington is often referred to as the most beautiful village in England, and is the epitome of the chocolate box postcard English village. With more than its fair share of thatched houses, a lovely old pub, village shops and local businesses, Cockington is really somewhere very different. Surrounded by Torquay, it retains its individuality and rural charm. This is a unique opportunity to live in a country paradise, yet only a short distance from the centre of one of England's favourite resorts, and within walking distance from the beach.
 
Nearby Torquay is situated on the South Devon coast and was a grand anchorage favoured by the Royal Navy during the Napoleonic Wars. Torquay soon benefited from their presence as smart lodging houses were built to accommodate the officers. With a south-facing aspect, miles of sandy beaches and the arrival of the railway in 1848, its growth as a holiday destination for the rich and famous was spectacular. The harbour with its large marina, elegant Georgian terraces, palm trees and subtropical gardens, remains the most attractive area.
 
Torbay benefits from a full range of well-respected state and independent schools including the traditional grammar school model. Torquay Station links to the mainline and trains to Paddington at Newton Abbot. DESCRIPTION Being set back from the road in a peaceful, rural setting, but only minutes from the beaches, restaurants and shops of Torquay and the surrounding area, makes this cottage a very attractive proposition as either a second or main home. The current owners have improved the property during their term of ownership and today it forms a comfortable and well-presented home. The garden really is a highlight being broadly level and of a good size with a lovely outlook over the fields beyond. There are two bedrooms and a bathroom to the first floor plus a loft room. The ground floor has a kitchen/dining room and sitting room. A useful outbuilding makes a great store and utility room and WC. ACCOMMODATION The Cottage is approached from the road over a shared pathway, a wall with a gate separate the two properties. The front door leads into the kitchen/dining room, to one end is a range of modern units above and below the work surface with inset sink and gas hob with extractor over and oven below. There is an integrated dishwasher and space for a fridge/freezer. At the other end of the room is space for a dining table, glazed doors allow you to open the room to the garden and views beyond. The sitting room features oak flooring and a large fireplace with brick surround with a wood burning stove, windows overlook the rear garden. A door opens to the staircase rising to the first floor.
 
Off the landing on the first floor are two double bedrooms and the bathroom. The master bedroom is the larger room with views over the rear garden and a feature cast iron fire place. A door leads to stairs rising to the loft room which makes a great study, dressing room, or occasional third bedroom. Bedroom two also has a feature cast iron fireplace. The modern bathroom has a shower cubicle and a lovely freestanding roll top bath with chrome fittings plus wash basin and WC. GARDEN & GROUNDS The gardens are a real feature of this property. A wooden gate with a stone wall leads into the front courtyard area from where a patio seating area extends, with a pond to the side. A lawn extends to the side and rear of the house where there is surprising amount of space, surrounded by wooden fencing and hedging. In the centre of the lawn is a pergola seating area with a fire pit. Adjacent to the front door is an outbuilding divided into a utility room/store, with space for washing and drying machines, and a gardeners WC.
