" An excellent family house in a popular semi rural location, yet with fast access to the M3, Eastleigh and Winchester. Spacious and light 19'7 x 11'1 living room with glazed doors to a patio and the garden, a 10'10 x 8'5 applianced kitchen, 3 bedrooms, bath/shower room and a separate wc. Gas central heating is installed and the house is almost fully double glazed. The garage is integral and the driveway will accommodate two further vehicles.

ENTRANCE HALL A part obscure double glazed panelled door with a matching side window opens to the entrance hallway. The hall has a radiator, power point, ceiling light point, a telephone point, Honeywell central heating thermostat, and from the hall a staircase leads to the first floor landing. A door opens to the living room. LIVING ROOM 5.97m(19'7'') x 3.38m(11'1'') A generously proportioned dual aspect living room with a double glazed window to the front elevation and a sliding patio door giving access to a patio and the rear garden. A pleasant focal point to the room is a stone fireplace with a tiled hearth and a Valor Uniflame log effect gas fire (although this is not presently guaranteed in working order). A plinth to one side will accommodate a tv, video, etc. . The room has two radiators and provision of power points. A cupboard is fitted to one corner, there are three wall light points, and the ceiling is coved and has two light points. THE FIRST FLOOR ACCOMMODATION is accessed from the entrance hall by a straight flight staircase with a painted wooden handrail and the landing has a radiator, textured ceiling with two light points, a wall light point, and hatch access is provided to the partly boarded roof void via a retractable ladder. Lighting is provided to the loft. Off the landing is a built in airing cupboard housing a combination Vaillant gas boiler serving the domestic hot water supply and the central heating. BEDROOM 1 3.39m(11'1'') x 3.38m(11'1'') The principal bedroom has a double glazed window to the front elevation, a radiator, provision of power points, and the ceiling is textured and has two light points. Two double wardrobes have mirror fronted doors and a dressing table in between with a cupboard over. BEDROOM 2 3.39m(11'1'') x 2.47m(8'1'') The second bedroom overlooks the rear garden via a double glazed window. Radiator, power points, textured ceiling and a light point. BEDROOM 3 3.27m(10'9'') x 2.35m(7'9'') Double glazed window to the front elevation. Radiator, power points, textured ceiling with a light point. A cupboard is built in above the stairwell, and a further fitted double wardrobe has a cupboard above. BATHROOM/SHOWER ROOM 2.33m(7'8'') x 1.65m(5'5'') A coloured suite provides a panelled bath with chrome handrails, pedestal wash hand basin, a bidet, and a shower cubicle with a Mira shower. The bathroom is fully tiled with glazed ceramics and has an obscure double glazed window to the rear aspect. Wall mounted shaver's light, textured ceiling with a light point. A double width drive provides off road parking and leads in turn to an integral garage. An area of garden is laid to paving and a further area is laid to lawn. A flagstone path leads to the front of the house and a gate gives access along the side of the house to the rear garden.
