" The property
A hallway leads to a study on the left hand side, which was originally the dining room and is therefore is a generous size. On the right is the lovely light sitting room that has French doors to the rear garden and a window to the front. Towards the rear of the ground floor is a utility room, previously the kitchen and also to a cloakroom. The property has been extended to the rear to create a truly wonderful and comprehensively fitted kitchen/dining room that is very much a sociable space and with French doors leading out to the side terrace. The kitchen has plenty of natural light with a large window to the side and rear. On the first floor there is a wonderful master bedroom

(extended above the kitchen) with a tall ceiling, French doors to a Juliet balcony and also has a very smart en-suite shower room and fitted wardrobes. Bedroom 2 would have been the original master bedroom and consequently is a good size double and has a door to a Jack n` Jill bathroom. Bedroom 3 is also a double and bedroom 4 is a fair size single. The very smart family bathroom has a bath and separate shower cubicle.

Outside
The southerly facing rear garden is laid to lawn with a returning side terrace that is very private and makes and ideal spot for a table and chairs. There is a shed and also a side door to the single garage, part of which has been hived off to create useful storage space. The front garden is laid partly to lawn, but also to shingle in order to provide additional parking space.

East Grafton
With it`s pretty village green next to St. Nicholas Norman Church, East Grafton is a Wiltshire Village that stands on the border of Wiltshire and West Berkshire. East Grafton has a village hall and Sunflowers nursery school. Wilton, famous for its Windmill and Crofton, with its Beam Engines, are located nearby as is The Swan PH at Wilton which serves excellent food. The neighbouring village of Burbage (2miles away) has a post office, village shop and public house. The larger towns of Hungerford (approximately 5 miles) and Marlborough (approximately 7 miles) offer comprehensive shopping and leisure facilities. At the nearby village of Bedwyn there is a main-line rail link to London
