" A surprisingly spacious Edwardian three bedroomed semi detached house, extended in the last three years with an attractive rear garden and open views to the rear. Hall, Sitting room with wood burning stove, Dining room open plan to a most attractive kitchen opening onto the garden, Utility room, Cloakroom and good sized family room. Upstairs, landing, three good sized bedrooms and well appointed family bathroom. Outside, good sized garden, off road parking, gas fired central heating and uPVC double glazed windows and doors.

MARLBOROUGH Marlborough is an historic thriving market town reputedly with the widest High Street in Europe. It combines a classic period charm with a broad selection of amenities. National retailers including Waitrose supermarket, highly acclaimed St Johns Comprehensive school and Marlborough College Private School. A number of quality clothing outfitters and restaurants include Coles, Godots, ASK, Costa Coffee and Pizza Express. There is an excellent leisure centre. Communications with the surrounding area are excellent with good road access to Swindon 12 miles, Newbury 17 miles, Hungerford 9 miles and Salisbury 22 miles. Junction 15 (M4) is 9 miles and Pewsey, Great Bedwyn and Swindon stations link with London Paddington - about 1 hour. THE LOCATION 5 Elcot Lane is located just off Elcot Lane within minutes walk of footpaths leading directly up into Savernake Forest. The property was originally constructed to house the workers for the water works, which is to the rear of the property, in the early 1920's. It has been thoughtfully extended to the rear in recent years now providing a great sized family house, in this tucked away location. The best way to get a feel for the property is to have a wander over, so lets start in the front garden. THE PROPERTY Path to the front door, gated access into the rear garden, double glazed door opening into the Hall. Again a good sized room with two windows to the rear and full height ceiling with velux windows to the side. OK that is downstairs, let's go back through the sitting room and up the stairs to the first floor. UPSTAIRS Onto the landing with a velux window to the side and access to a part boarded loft, via a ladder. First door on the left into the third bedroom, with is a good size with a window to the rear. Next along into the main bedroom again overlooking the rear garden with built in wardrobes. Next into the second bedroom, again a double bedroom with a window to the front, currently used as a home office and guest bedroom. Finally into the L' shaped bathroom with window to the front, bath with mixer taps and shower over, toilet, wash basin and a heated towel rail. REAR GARDEN Good sized rear garden with paved patio area, shed, lawned garden area with well stocked flower and shrub beds enclosed by 6' close boarded fencing. Two outside lights and water tap. Gated access to the front. PARKING Single hardstanding area to the front of the property, further parking available but not allocated. SERVICES Mains electricity, gas, water and mains drainage. Gas fired combination boiler for the central heating. Telephone lines subject to the usual transfer regulations.
