" A skillfully extended and well presented tardis- like home (1149 sq ft), on the popular Reeds Farm Estate. 3 double bedrooms, family bathroom. Porch, sitting room, kitchen/breakfast room, fabulous family room, utility and cloakroom. Garage, parking, enclosed garden to rear.

Location Malmesbury lies close to the border of Wiltshire and Gloucestershire, 14 miles south of Cirencester and 10 miles north of Chippenham, with Swindon 23 miles to the east and Bath 24 miles to the west. It has a good selection of shops and a regular farmers' market, a library, museum, leisure centre with pool, two primary schools and a 'High Performing Academy' secondary school. J17 of the M4, 5 miles south, provides access to the area's major employment centres and there are trains to Paddington in just over an hour from Chippenham, Kemble and Swindon. The Property Built some 20 years ago by Persimmon Homes, the current owners purchased the property in 2005 and substantially extended and altered it about six years ago. It has elevations of reconstituted stone beneath a tile covered roof with UPVC double glazed windows and external doors. Both the combination gas boiler and kitchen were replaced in 2010. Apart from the sitting room, the remainder of the ground floor has complimentary tiling throughout with under floor heating in the family room. The Accommodation The UPVC front door leads into a porch which has room to hang coats and a tiled floor. A door leads into the sitting room which has a gas 'pebble effect' fire. This is a real feature with three roof lights plus windows and French doors onto the garden. Leading off is a useful shelved storage cupboard, an internal door to the garage. The cloakroom has a roof light and the utility room has space for two under counter appliances, a useful second sink and the boiler. On the first floor there are three double bedrooms, two with built-in wardrobes and over-stair cupboards. The master bedroom has space to recess two large chest of drawers and a walk-in dressing room with automatic light. The attractive family bathroom has a white suite with shower over the bath, a chrome towel radiator and a tiled floor. Outside At the front is parking for three cars on a tarmac and block paved drive, plus a small area of lawn. At the rear the garden is fully enclosed and has a lawned area with borders either side, with decking adjoining the house and running across the width of the rear. External lighting and tap. Services The gas combination boiler in the utility room supplies central heating and hot water. The consumer unit is in the porch. Access to the loft is from the second bedroom.
