A beautiful three-bedroom cottage with large landscaped garden and open countryside views from every room. The property further benefits from period features, a bespoke luxury bathroom, plus a private driveway for 45 cars. Additionally, there is planning permission in place for a kitchen extension.

The property provides a secluded retreat in the South Cambridgeshire countryside, whilst being only being a 7 minute drive from Royston station which offers a 38 minute direct train to London Kings Cross. It is also just a 10 minute drive from Whittlesford Parkway which has a direct train to London Liverpool Street.

Ground Floor


Kitchen (3.60 x 4.10m): Entrance is via the bright kitchen, which has a large window above the sink looking out into the kitchen garden area. Cream fitted units provide plenty of storage and there is a fitted range cooker. There is a useful alcove which fits a tall fridge and separate freezer, plus under counter space for a dishwasher and washing machine. Traditional farmhouse tiles are laid on the floor.

Reception Room 1 (4.20 x 4.70 m): Entrance is via a sliding farmhouse door from the kitchen. There a set of wooden French doors opening out into the garden and a a beautiful wooden β€˜reading nook’ (which can convert to a single guest bed). Storage is provided by large drawers under the β€˜nook’, a built-in bookcase, plus an under stairs cupboard. This room is currently used as a study, previously it was a diningbreakfast room

(the farmhouse tiles are still in place are under the carpet).

Reception Room 2 (7.15 x 4.70m): This is a particularly bright and spacious room with two sets of large French doors opening out onto the sandstone patio. On one side is an exposed brick feature wall with gas fireplace framed by deep wooden shelving, on the other is a seating alcove framed by a window.

Bedroom 3 (3 x 4.60m): The second largest bedroom sits at the end of the corridor, with views over the garden and fields. There is space for a double bed, wardrobe, desk etc. It is currently being used as a music studio.

The cottage has oil central heating controlled by a NEST thermostat, a range cooker and fireplace on LPG gas, and utilises a septic tank. There is planning permission in place (and plans drawn up) to create a large kitchendiner if desired. Furthermore, the workshop adjoining the kitchen has potential for conversion into a sizeable utility room.

Outside


The house and garden are secluded from the road, and access is provided through a wisteria framed wooden gate from the driveway (providing space for 45 cars). The garden has been split into two areas, firstly a kitchen garden with six vegetable beds, raspberries bushes, tool shed and greenhouse. The far corner would be a good site for a garden office if required.  

The other part of the garden is laid to lawn with deep herbaceous borders, firepit area and gate leading directly out to the fields (with walks up to the lovely village of Heydon). There is an automatic irrigation system, plus power points for garden lighting etc. Running alongside the house is a 3-metre-deep patio, part gravelled and part sandstone. At the far end behind a honeysuckle trellis sits the oil tank and a lean-to housing the boiler & offering useful garden storage.

Location


Within walking distance of the house is Heydon Golf Club, the Coach House Hotel and a petrol station.

Nearby are a number of beautiful villages such as Barley (with a village storepost office, GP surgery, pubs & community clubs), Fowlmere (with RSPB reserve), and Thriplow (famous for the annual Daffodil festival). All have village primary schools, with secondary schooling available in nearby Melbourn & Royston.  

Further amenities can be found in the larger village of Melbourn and market town of Royston. Independent shops & cafes, theatres and beautiful riverside can be found in historic Cambridge, just a 20-minute drive away.
