" LOCATION The property is located within the village of Smallfield, which is surrounded by open countryside, yet close to popular towns such as Reigate, Oxted and Horley. Croydon, London and the South of England can be accessed easily and both the M23 and M25 are nearby. In the village itself, there is a local butcher, greengrocer, post office, doctor's surgery and Co-Op convenience store. There are two junior schools, one in the private and one in the state sector.  

PROPERTY DESCRIPTION This attractive semi-detached house has been lived in by the current owner since it was built in 1956. While it would benefit from some updating, it has a light and homely feel to it. The bright and airy entrance hall has a window to the front, an understairs cupboard and the downstairs cloakroom with w.c., wash hand basin and a window to the side. The spacious 'L' shaped living room has a window to the front, a gas fire with a Baxi back boiler and glazed double doors to the dining room. The dining room has a large window to the rear looking out over the pretty back garden. The third bedroom, a good sized single, has a window to the front. There is a separate cloakroom with a w.c. and window to the side. The bathroom comprises a bath with mixer tap and shower over, wash hand basin with vanity unit and an obscured window to the rear. 

OUTSIDE There is a large block paved driveway to the front and side of the house providing ample parking for a number of cars with a car port and garage to the rear. The attractive front garden is planted with mature shrubs. Gated side access leads to the rear garden which has been landscaped to include a lawned area with paths to each side leading to the rear and a number of flower beds with mature plants and shrubs. There is also a large shed and two greenhouses.
