" 53 Dell Lane has been a much loved family home by the current owners for 30 years. On entering the light entrance hall there is a re-fitted cloakroom and stairs leading to the first floor. Leading off the entrance hall is the dual aspect sitting room with Portuguese limestone surround gas fireplace, sliding patio doors opening onto the rear garden. The kitchen is the heart of the home which has been beautifully extended and now provides space for a dining table and a family room, the kitchen is fitted with under floor heating and many cupboards including a new oven, gas hob, integrated dishwasher, fridge and space for a fridge freezer, the Italian floor tiles continue through the bi-folding doors on to the garden. There is a door into the garage which is insulated and has space for the washing machine and tumble dryer plus ample space for a car.

To the first floor the master bedroom has been extended and now incorporates an en-suite shower room with marble floors and under floor heating. The second and third bedrooms are double with the second bedroom benefiting from built in sharps wardrobes, the 4th bedroom is a good size single but can also be used as a study. The first floor is then complete by the family bathroom also with marble flooring and electric under floor heating.

Outside the garden is mostly enclosed by a feature wall with a 35 year old grape vine, which provides a good degree of privacy and the perfect area for outdoor dining. The garden has been landscaped with plenty of lawn and a pathway leading up to another private seating area, many architectural plants along with fruit trees and other well stocked shrubs and plants. The garden also has multiple outdoor lights which can be operated from the kitchen. To the front of the property the driveway has been re placed and now provides parking for 2/3 cars. The front garden is mainly laid to lawn with some plants and shrubs.

Dell Lane is situated in a pleasant yet central location only a short walk from the High Street, mainline railway station to London Victoria, leisure centre and highlyregarded village schools. The historic High Street offers a comprehensive range of amenities including butcher, baker, Post Office, public houses, restaurants and take-aways. Further shopping facilities may be found in the larger provincial centre of Horsham which is approximately 7 miles to the North, or Pulborough village 5 miles to the South. Gatwick International Airport is 21.5 miles away.
