" The Grunters is a spacious detached chalet style family home situated on a good size garden plot at the end of a no-through road in a semi-rural location which, over the years, has been extended to provide particularly adaptable accommodation. The double aspect living room has an open fireplace with a solid fuel burning stove set into a stone fire surround and sliding patio doors lead out to the rear garden. The spacious dining room has sliding patio doors leading through into the conservatory with a ceramic tiled floor and double doors leading out into the garden. The large kitchen/breakfast room has a range of cupboards and drawer units, a space for fridge and washing machine, a shelved larder cupboard and a door leading into the utility room which has a sink with cupboards, the oil fired boiler for the domestic hot water and heating and 3 doors, one giving access to a shower room, one leading to a covered storage area and the other to the double garage. The ground floor accommodation is completed by two bedrooms, one being double aspect. Upstairs there are two further bedrooms, both with en suite shower rooms and a separate family bathroom.

DIRECTIONS
From our Billingshurst office proceed south down the High Street and at the second mini-roundabout bear right along the A272 towards Wisborough Green. Proceed over the next two roundabouts, remaining on the A272, and after approximately 1 mile bear right along the B2133 towards Loxwood. After approximately 4.5 miles bear left, signposted Ifold and Plaistow, and having reached the village stores in Ifold turn right into The Drive. Proceed to the far end of The Drive following the sharp left hand bend and right hand bend and then take the next turning left into Hogwood Road where the garage is sighted. Proceed towards the far end of Hogwood Road where the property will be found on the left hand side.
