" Sitting amongst 180 acres of pasture and woodland, Wyfold Court was the former home to a Victorian cotton magnate. The gothic Grade II Listed Mansion house has been converted into stately apartments with a number of exclusive individual new homes built in the grounds. The Anchorage was built in 2000 and is the second to last house in a no-through road with access straight out onto the surrounding parkland and woods. The property has high ceilings, well-proportioned principal rooms and an exceptionally large, part-walled garden. EPC D.
LOCAL INFORMATION
Wyfold Court sits at the end of a mile long drive in the hamlet of Kingwood Common. The nearest shops are at Stoke Row or Peppard Common with more comprehensive leisure and shopping facilities including a Waitrose, caf?s and specialist shops available in Henley-on-Thames (6 miles) and Reading (8 miles distant). Henley and Reading railway stations have good services to London, Paddington (from 45 mins and 29 mins respectively) with Crossrail allowing direct access to the City, Canary Wharf, the West End and Heathrow from 2019. The area is well served for schools, both state and private, including The Oratory, Pangbourne College, Moulsford and Cranford House Preps, with Shiplake College, Reading Blue Coat and Queen Anne's in Caversham easily accessible. Connection to the M4 via junction 8/9 is about 12 miles away with Heathrow under 30 miles distant. There are miles of riding and walking in the surrounding countryside.

The master bedroom has a generously fitted dressing room and there is an en-suite bathroom with shower. There are four further double bedrooms on this floor, two with en-suite shower rooms plus a family bathroom.
OUTSIDE
The sweeping lawned gardens of The Anchorage are unusually large and feature an old brick wall, festooned with a vine and honeysuckle and there are a number of fruit trees. Accessed from the drawing room and breakfast room is the spacious Indian stone paved terrace providing a perfect space for outdoor dining and entertaining and features a hot tub. To one side is the kitchen garden and greenhouse and there is a useful garden shed. To the front of the property is a triple garage with internal stairs to a room above. This could be converted to additional accommodation or home office, subject to the usual consents. The property sits within 180 acres of the Wyfold Estate criss-crossed with footpaths and bridleways providing miles of walking and riding straight from the front door. There are two hard tennis courts and an orchard which can be used by all residents.
