" An exceptionally well-appointed semi-detached village house with a principally south facing garden and garage. The house has been finished to a high specification and was built in 2014 with an open plan and flexible layout. The feeling of space and light is immediate with a large kitchen/dining/sitting room with a travertine tiled floor, part vaulted roof (with electrically operated Velux windows) and a combination of double and bi-fold doors opening out to the south facing garden. The bespoke fitted kitchen includes a range of integrated Neff appliances (refrigerator, freezer, gas hob, double oven, microwave and dishwasher), granite work surfaces and a circular breakfast bar. The house was designed with comfort, style and character firmly in mind with variable LED lighting, underfloor heating to the ground floor and oak internal doors. The first floor is approached via a bespoke oak staircase and includes three bedrooms (each with fitted wardrobes) and a master bedroom with an en suite shower room. Situation
The village of North Warnborough has a very strong and active community and sits between the villages of Greywell, Upton Grey and Odiham. There is a public house within the village whilst further amenities are available in the nearby historic village of Odiham with a very well regarded primary and secondary school (just over a mile). Odiham has a wide Georgian High Street with a selection of shops, public houses, restaurants and hotel. The village of Hook (about 1.5 miles) has a mainline railway station to London Waterloo as well as access to junction five of the M3, providing a link to London, the south coast and beyond.

The south facing rear garden has been landscaped to take full advantage of the setting with a paved terrace providing an ideal outside seating area and adjoining the bi-fold and double doors opening out from the kitchen/dining/sitting room.
