Wonderfully positioned in Forton village and on the edge of the Forest of Bowland, this one bedroomed period property ( with option for 2 bedrooms ) has been tastefully and sensitively updated whilst retaining all of its original charm and warmth. The cottage features a superb new kitchen, open plan lounge & dining area, new wool carpets, new fuse board installed ( with electric certificate issued Dec 2023 ), gas central heating ( boiler serviced November 2023 ), fully double glazed, plus a secluded private garden and garage. This enchanting period property really is the perfect little home just ready to be enjoyed.

Open Plan Lounge & Dining Area

On entrance there is a pretty porch with an antique brass wall light switch. Open the solid wooden door with glazed window and you enter the lovely large lounge & dining space which enjoys plenty of natural light. Exposed wooden beams & stonework set the scene and the original exposed stone fireplace is a wonderful feature and makes for ideal cozy nights by the real log fire. To the right of the fireplace is a bespoke solid piece of oak that sits above a handmade bookcase and acts to make the perfect spot for your tv. The dining area comfortably allows for 4-6 people and is lit by the overhead scalloped milk glass, vintage lampshade. Tucked off the dining area is a very useful under stairs cupboard area being the ideal space to store coats, walking boots, etc. The dining area is separated from the kitchen by a traditional oak planked door and in addition there is a 'pass through' breakfast bar feature that creates a fantastic open plan feel to the whole area. A solid piece of beech has been hand crafted to form a unique worktop. Tv aerial point and smoke alarm fitted. 

Kitchen

With lovely views over the garden this newly installed kitchen really is an absolute joy. Features include a traditional Belfast sink with an antique brass mixer tap, sage green shaker cabinetry with antique brass handles. The kitchen worktops are made from thick solid oak, there is an integrated washing machine, a brand new Kenwood integrated fridge freezer, plus a superb electric induction oven by DeLonghi. Stone tiles adorn the walls and are complemented by antique brass light switches and wall sockets made by Cortson Architecture. Terrocatta coloured stone tiles line the floor and there is a single panel central heating radiator fitted. Using the double glazed door you can directly access the patio area and garden, or pass through the glazed solid wood door into the sunroom or 2nd bedroom.

Sunroom Option As Bedroom Two

A wonderfully sunny room that is spacious enough to house a double bed or sofa bed and has the benefit of a recently fitted en-suite toilet and sink. Newly laid English looped wool carpet is fitted and double glazed patio doors lead into your secluded garden.

Downstairs WC

Recently fitted, this room includes a wc, corner sink with tiled splashback, modern wall hung radiator, antique brass towel hooks and a small bespoke oak shelf for your washroom essentials.

A solid oak worktop acts as a dressing table under which sits the central heating radiator. The ceiling light is fitted with an antique ceramic lamp shade and a Norman Copenhagen wall light provides subtle lighting to the neutral decor. Brand new English looped wool carpets are laid and there is a large built-in wardrobe, TV aerial point plus three separate plug sockets.

Bathroom

In the delightful bathroom you will find original walnut coloured wooden floorboards that have all the character you could wish for in a period cottage. There is a brand new Mira decor electric shower fitted within the bath, pedestal sink, toilet with soft close wooden seat, plus the airing cupboard that allows for plenty of storage and houses the Worcester gas boiler ( fitted in 2017 and serviced in November 2023 ). Last but not least, fantastic views from the window overlook your secluded garden and the fields beyond.

The Great Outdoors 

Outside is the wonderfully sized, secluded garden that is surrounded by greenery and has a wealth of mature plants, shrubs and trees. It really is an ideal place for any gardening enthusiast or sun seeker. From the front of the cottage pass through the wooden gate down the path that leads towards your private garden. There is a dedicated space for your outside table where you can enjoy alfresco dining or barbecuing, plus a separate lawned area being the perfect spot for a sun lounger or two! Storage is plentiful as there is a wooden garage to the side of the property, plus adjacent to the back door is a separate brick built storage space which could be a fantastic bike store. A further wooden shed to the rear of the garden is ideal for all your gardening tools.
