SITUATION
The property is set on the western outskirts of Bray Shop village which is roughly 3 miles from the town of Callington and some 8 miles from Launceston and the A30. The surrounding areas are of unspoilt countryside with the open expanses of Bodmin Moor with its rugged hills being within some 4 miles offering a variety of interesting walks together with historic interest.

CONSTRUCTION
The original property is of sectional concrete panel construction under a tiled roof with a rear extension added in 1983 to provide a larger kitchen and the extension is of concrete block insulated cavity walls under a pitched tiled roof.   The property has electric night storage heating on the off peak Economy system in addition to electric panel heaters.

DESCRIPTION
The property is accessed from a country lane and is set back some 75’ (22.86m) there from having established trees and hedge at the front making the property extremely private from the road.   The drive leads to a tarmac forecourt which provides parking for some three vehicles with access off to the garage and pathways to the front of the dwelling.   The front garden between the front hedge of the bungalow comprises shaped lawn with flower/shrub beds and a small rockery.

Entrance Porch with inner door to Hall with airing cupboard, recess with built-in cupboards on either side and all rooms directly off and ladder to loft room.   The Lounge/ Diner has feature fireplace (chimney sealed), a triple aspect window with views mainly to the rear garden and at the front with a row of established trees forming the backdrop.   Kitchen / Breakfast Room is located at the rear and again is a triple aspect room with the main aspect over the rear garden.   The Main Bedroom has a good range of built-in furniture including two double wardrobes, overhead cupboards, wide dressing table section with cupboards and drawers under and En-Suite Shower Room with generous tiled shower area, wash basin and W.C.  The Second Bedroom is also double and again features built-in wardrobes, cupboards, drawers and dressing table area.   The Main Bathroom is half tiled with the bath having twin handgrips together with wash basin and W.C. with two obscure glazed windows to the rear.   There is ladder access to a Loft Room 11’ 4” x 9’ 3” (3.44m x 2.8m) having light and power connected, natural light from two roof windows and having fitted worktops mainly on three sides formerly used for a model railway layout.

From the side kitchen door at the rear there is a paved patio which is extremely sheltered with slightly raised garden adjoining with nearby Lily pond and aluminium framed Greenhouse.   The immediate garden at the rear comprises a generous lawn area with established shrubs and trees narrowing to conceal a further lawn area which in turn leads to a large expanse of lawn which is extremely private with established hedges and contains an aluminium framed Greenhouse 12’ x 8’ (3.66m x 2.44m).  The side hedges to the rear garden provide privacy whilst the lower hedge at the rear provides an outlook over the neighbouring field and trees.    The site measures in all approximately 1/3 an acre.

DIRECTIONS
From Callington proceed towards Launceston on the A388 road bearing off left after approximately 2 miles onto the B3257 road to Coads Green.  Continue into the village of Bray Shop where there is a 30 mile an hour restriction and on entering take the first left turn which is Trefinnick Road and signposted to South Hill.    Continue for approximately 1/4 of a mile where the property will be found set back on the left hand side.
