" Delightful character village cottage. There is an open fireplace with wood burner plus LPG central heating, two bedrooms (one with additional sleeping platform), enclosed rear front garden, useful rear outbuilding and pleasant views. Unrestricted parking within 50 yards.
SITUATION
The property is set on the south side of the popular village of Harrowbarrow which lies approximately 2 miles east of Callington and within a mile of the A390 road. The village contains a popular primary school and pre-school playgroup, post office/shop and village hall from which there are numerous
activities plus W.I. The village is situated on the upper part of the Tamar Valley with some beautiful country and riverside walks in the area and within some 2 miles of the National Trust property, Cotehele.

DESCRIPTION
A most delightful character village cottage pleasantly modernised, yet retaining character features. Enclosed low maintenance front garden with double glazed patio door to the Porch. Tiled floor, coat rack and inner door to the Sitting Room with open stone fireplace and fitted wood burner stove, open beam ceiling, window to the front with views beyond the village and access off to the kitchen. The Kitchen is in two sections with spiral staircase off to one side, worktops with cupboards under and fridge space, fitted four ring Calor gas cooker, open beamed ceiling and rear kitchen area with stainless steel sink, space and plumbing for washing machine, wall mounted cupboard enclosing electric meter and fuses, wall mounted Glow Worm LPG boiler for central heating and domestic hot water, window and double glazed door to the rear.

The spiral staircase ascends to the Landing with hatch to the insulated and boarded roof space with light. The Main Bedroom has full width sliding door wardrobe and cupboards plus window to the front with country views south of the village. The Second Bedroom has a very useful mezzanine area at present with ladder access with window looking to the village. Bathroom comprises panel bath and low level W.C., radiator and obscure glazed window.

OUTSIDE
At the rear of the property is an access path serving the terrace having immediately adjacent a very useful Outbuilding which serves as a store room/workshop with room for deep freeze, etc. having light and power connected and also a W.C. Whilst there is no parking with the property, there is unrestricted parking in the immediate vicinity.
