SITUATION: Harrowbarrow is one of the most desirable villages in the Tamar Valley, situated just 2.5 miles to the east of Callington, 10 miles from the market town of Tavistock in West Devon and 16 miles from Plymouth city centre which is therefore within commuting distance, via the Tamar Bridge at Saltash. There is a thriving community in Harrowbarrow with local facilities including a post office/general stores, village community hall and a primary school of repute. There is a public house/eating place in the sister village of Metherell - one mile. The town of Callington caters for most other day to day needs including a recently opened Tesco store, senior school and medical centre. The surrounding area is one of unspoilt beauty and the National Trust owned Cotehele House and Quay is within two miles of the village. Sporting enthusiasts will also be aware that there are many sporting and recreational facilities in and around the area, including nearby golf courses at Tavistock and the internationally famous St Mellion Golf Resort.

DIRECTIONS:
From Callington take the main A390 Tavistock Road for two miles and turn right at Sevenstones, where Harrowbarrow is sign posted. Drop down through the hamlet of Rising Sun and upon entering Harrowbarrow turn right at the "T" junction. Continue through the village and this property will be found on the right hand side, on the junction with the Callington Road. A For Sale board is clearly displayed in the front garden. Applicants should also note that there is more direct route to and from Callington via Fullaford Road.

THE CABIN: 12' x 9' (3.66m x 2.74m) A substantial building with insulated floors, walls and ceiling. Electricity/power is connected. Window and covered sitting area overlooking the rear garden.

The rear garden is currently divided by a low picket fence with a gateway giving access to the inner garden area which is again laid to lawn with established small tree features. The garden is currently pet friendly and includes two Wendy houses which have been converted into rabbit hutches, both with runs leading off. The western end of the garden is currently a poultry run and includes two garden sheds, each measuring 7' x 5' (2.13m x 1.52m).
