SITUATION
The property is set on a development known as ‘The Village Collection’ being roughly 3/4 of a mile from the town centre with fairly level approach thereto. The town has good schooling and is well situated for access to the town’s of Saltash, Tavistock, Launceston and Liskeard which are all within roughly 10 miles distance with the city of Plymouth being just beyond Saltash from where there is also cross channel ferry service.

DESCRIPTION 
The house enjoys an open southerly aspect with a children’s play area opposite. There is easy access from the property on to the A390 ring road and south to Plymouth.

There is a small mainly paved area in front of the property having to the side a tarmac drive providing parking in front of the attached Garage which has up and over door, light, power and hot and cold water supplies connected, overhead storage in roof truss area and pedestrian door at the rear. The rear garden is well enclosed having full width paved patio and steps up to a split level lawn area with natural stone retaining walls. There is an outside light and tap and the rear garden measures approximately 36’ x 27’ (10.98m x 8.23m).
