Semi-detached cottage with a level walk to the town centre. The property benefits from mains gas central heating and part double glazing. There is a character sitting room, kitchen/diner, three bedrooms and bathroom. There is an enclosed courtyard garden with adjacent roadside parking.

SITUATION
The property fronts onto Haye Road and is roughly 200 yards from the town’s main street in one direction whilst in the other a similar distance away is the health centre and beyond which the rural outskirts of the town.   

DESCRIPTION 
The cottage comprises three bedroom accommodation, although one bedroom is accessed via another and has been successfully let for several years and the property is offered for sale subject to the existing Shorthold Tenancy which could be continued if a new owner required or alternatively notice must be given in the normal fashion should vacant possession be required. Externally the property has a small courtyard and shed with no actual garden and there is no parking with the property, however, there is unrestricted roadside parking immediately adjacent.   

ACCOMMODATION
From the road the front door opens into Sitting Room having open fireplace with slate hearth, open beamed ceiling, exposed timber and stone wall, window to the front with slate seat and built-in cupboards one side of the fireplace. Obscure glazed door leads to Kitchen/Diner with corner kitchen units having stainless steel sink, gas point for cooker, wall mounted gas fired boiler for central heating and domestic hot water, staircase off with storage and small cupboard under, beamed ceiling and window and door to the rear courtyard. Staircase ascends to the split level Landing with two rooms leading off, one of which is a ‘through room’. The Bathroom has a three piece white suite and double glazed window to the front. Bedroom One has built-in double wardrobe and cupboard and double glazed window to the front. Bedroom Two having window to the side with a view across to Caradon Hill and inner door to Bedroom Three which overlooks the rear courtyard.

OUTSIDE
There is no parking with the property, although there is roadside parking in the vicinity. At the rear is an enclosed courtyard with access from the kitchen and also a side gateway with provision for rotary clothes line and Garden Shed.
