" Neatly presented one bedroom mid terrace house in a quiet residential area within the popular village of Menheniot. This property offers one double bedroom and bathroom on the first floor with an open plan kitchen / living area and conservatory on the ground floor.  The conservatory looks out onto an enclosed rear garden, terraced and mainly laid with terracotta style stone chippings.   This property would be ideally suited for an investment purchaser or first time buyer.

SITUATION
Menheniot village provides various facilities including church, chapel, excellent village primary school, post office and village store, local inn and sports club with field providing tennis, cricket and football facilities.    The mainline railway can be accessed at Menheniot station (approximately 1 mile) providing links to Plymouth and  Truro.  The usual market town
facilities can be found at Liskeard (approximately 2miles west) including twice monthly cattle market, sports centre and mainline railway station.   The city of Plymouth lies within
commuting distance where there is also an excellent shopping centre, and car ferry to France and Spain.   The south Cornish coast lies approximately 7 miles away.

Proceed out of Liskeard town centre on the A38 heading towards Plymouth.   Take the exit signposted Menheniot passing The Hayloft restaurant on your right hand side and continue for approximately 2 miles until you reach Menheniot.   Proceed into the village passing the church on your left and The White Hart Hotel, then take the second right turning into  Trelawney Road.    Take the first right into Cowling Gardens following the road for a short distance and take the second right into a small cul-de-sac.  The property can be found at the bottom on the right hand side.
