" Tucked away in the quaint and characterful village of Warmington (just north of Banbury) is a beautiful ironstone cottage offering an oasis of peace and tranquillity. Dating back to the Stone Age and mentioned in the Domesday Book the cottage is a charming example of a three bedroom cottage which sits back from the quiet country lane behind a stone wall and a pretty front garden.The accommodation is simple and unfussy; easy to personalise into new country living. The entrance hall leads to a large kitchen/breakfast room with eye and base level units, a dishwasher, a Tecnik 5 ring hob, and electric oven with separate plate/food warmer and an extractor hood above. The cloakroom and utility provide a separate area for washing. A couple of steps lead down to the lounge/dining room where you get an immediate feeling of warmth and hospitality. Upstairs there are three light and well proportioned bedrooms and a bathroom with a panel enclosed bath, shower over, low level wc and basin. Above the third bedroom, accessible with a pull down ladder, is a carpeted loft room with a velux window, which makes an ideal study, storage room or den.

Situation
Warmington is an attractive conservation village just North of Banbury. There's a large village green with a duck pond, gastro pub with craft beers, community hall, excellent car repair and MOT garage and a thriving church. It's a welcoming community with lots of activities if you want to meet new people, like mother and todler, craft fairs, book clubs, bonfire night, Christmas parties and film nights if you want to get involved. Further comprehensive shopping facilities and restaurants can be found in Banbury, Warwick and Leamington Spa. Access to the motorway network is 10 minutes away, at junctions 11 and 12 of the M40, and the trains from Banbury railway station get you into London or Birmingham in under an hour.
