Delightfully situated enjoying a private tucked away location in the centre of the village of Earsham is this charming two bedroom Victorian Cottage. The property boasts a wealth of character coupled with the expectations of modern living. Outside we find a generous private garden that opens to the village green whilst at the rear an enclosed courtyard garden leads from the kitchen which provides a perfect outside seating/dining area. Early viewing is essential.

The Property
Entering the property via the front door we are welcomed into the generous Sitting Room, a window over looking the gardens fills the space with natural light whilst our eye is drawn to the impressive red brick fire place which gives home to the wood burning stove. Exposed beams line the ceiling whilst stairs rise to the first floor landing. Pushing open the door adjacent to the stairs a hallway leads us to the Bathroom and Kitchen. The Bathroom is of good proportions and has been fitted with a contemporary white suite that comprises a bath with shower over, wash basin and w/c. Stepping into the Kitchen we find a range of modern wall and base units that incorporate a fridge and freezer whilst space and provision is made for our cooker and washing machine. Solid wood worktops complement the space and a ceramic butler style sink is found set below the window which over looks the courtyard garden. Tiled flooring provides a practical flooring solution and a stable door opens to the courtyard. Climbing the stairs we find the two Bedrooms set off the landing. At the rear is the smaller of the Bedroom whilst completing the accommodation at the front of the house we find the generous Master Bedroom. A feature brick chimney stack rises from downstairs whilst from the window we enjoy the view of the garden and the village green.

Outside
Entering the property via the public footpath a gate leads into the generous garden, a large patio area welcomes us into the space whilst a path leads across the lawn to the front door where a brick path runs along the front of the property. Established hedges and timber fencing line the boundary whilst low lying beds frame the space. The main garden enjoys a southerly aspect. To the rear of the property a delightful courtyard area leads from the kitchen providing the perfect spot for seating or external dining. Our vendors inform us there is a parking space at the head of the private road way that leads to the property.

Earsham is a peaceful rural village just outside the market town of Bungay which offers a good range of all the necessary amenities and shops, schools, antique shops, restaurants, The Fisher Theatre (now showing films) and leisure facilities including indoor swimming pool and golf club. The Cathedral City of Norwich is about 30 mins drive to the North and has a mainline train link to London Liverpool Street (1hr 54mins). The unspoilt heritage coastline of Suffolk with the lovely beaches of Southwold and Walberswick are a short distance away.
