" SOLD BY FLYING FISH PROPERTIES There are many elegant 18th and 19th century houses and shops, and some good restaurants and pubs.

This well-presented bungalow in a quiet and convenient position in the centre of Horncastle has been designed to be comfortable, easy to live in and trouble-free. Full of light and sunshine in the summer and warm and cosy in the winter, there is a feeling of space throughout.

Carefully maintained by its elderly owners, its versatile accommodation is in very good decorative order. Gardens front and back are pretty and well-maintained.

Inside:

The front door opens on to a central hallway with glazed inner doors.

There is a double bedroom, a large fully-tiled family bathroom with matching suite of bath, shower, basin and low level WC in a pale stone colour, and a further double bedroom, at present used as a dining room, which overlooks the pretty back garden.

The large and elegant reception room has a wide bay window, which looks out on to the front garden. There is a fitted gas fire with flame effect in a traditionally-styled wooden fire surround.

At the end of the hallway is a room which could be used as a dressing room, second bathroom or single bedroom. At present it has a low level WC, hand basin and fitted wardrobe.

Turning right, you reach the kitchen, which has space for a small dining table. The solid wood unit doors were made and fitted by a local craftsman. There is a gas hob with extractor, a double electric oven and a one-and-a-half bowl sink. The matching fridge, freezer and washer-dryer are for sale by separate negotiation (they are very nice but if it is an issue, we could include them). There is also a plumbed-in water softener.

An archway leads into a neat and bright sun room, also large enough to eat in, with sliding double-glazed windows leading out to a sheltered patio and garden.

All the rooms have adequate power points and radiators. A large built-in cupboard in the hallway houses the immersion heater, and the gas central heating boiler is in the garage. There is a tv aerial point in the sun room, as well as in the main bedroom and reception room.

All vertical blinds are included in the sale. Kitchen appliances for sale by negotiation.

Outside:

To the front of property is a garden laid to pebbles and dotted with shrubs. A bench sits on a small stone patio, and a concrete driveway leads to a single garage with an up and over door. A spacious part-boarded loft is reached from the garage by a fitted ladder.

At the back of the house, the garden is laid to lawn and flowerbeds. It is designed to have colour throughout the year, and an added bonus is that it is completely private.

Ashwood Close is a popular and quiet cul de sac, a (slow) ten minutes walk to the town centre, near a small park and children`s playground, a Tesco store and the popular Queen Elizabeth`s Grammar School.
