SITUATION AND AMENITIES In this tiny hamlet of Charles, on high ground, enjoying south facing far reaching rural views over unspoilt rolling North Devon countryside, the property is surrounded by good riding country, in the heart of North Devon, on the fringe of Exmoor National Park, yet it is within easy driving distance of the market town of South Molton, about 6 miles, and the regional centre of Barnstaple, 9 miles. Both towns are accessible on the A361 North Devon Link Road, as is Junction 27 of the M5 Motorway, being approximately 30 minutes drive to the east. Exmoor National Park is literally on the doorstep, and offers a mix of high moorland and deep wooded combes, which drop steeply down to the Bristol Channel on the northern coast. The favoured safe, sandy, surfing beaches of Croyde, Saunton and Woolacombe are all within easy driving distance. To the rear is a narrow strip of garden, where there is a lawn, further mature shrubbery and to the left rear of the property, the oil tank. There is then an open archway within the hedge leading through to the car parking area, with ample parking and turning space for 5/6 vehicles. To the left of this are a number of raised vegetable planters and immediately adjacent to the Linhay, an area of lawn. There is a five bar gate returning onto the lane, and from this area, there is access to an additional garden, which also has a separate five bar gated access adjacent to which is an area enclosed by stone walls on three sides, incorporating a stained glass panel depicting tulips, and where there are a number of raised rustic soft fruit and herb beds. There are then steps up to a raised lawn, from which there are fine views, there is a large ornamental fish stocked pond, with waterfall, bounded by lawn, shrubbery and a number of specimen trees. The gardens total just under half an acre.THE BARN is of stone construction, with a corrugated roof and concrete floor, and measures about 23'0 x 16'0. Within the barn are the controls to the pump for the waterfall. THE LAND On the opposite side of the lane, there are two paddocks, the upper paddock has it's own gated access from the lane, and covers approximately 3.28 acres. The lower paddock, again, has it's own separate access, and covers about 3.6 acres. This is overlooked by a STONE BARN with corrugated roof, ideal for adaptation to stabling.
