" A 2 bedroom detached 1930s character bungalow in sought after location backing on fields with distant estuary views.

SITUATION AND AMENITIES Backing onto open fields, and enjoying distant estuary views, West Yelland is situated approximately mid way between the towns of Barnstaple and Bideford, both about 5 miles equidistant. West Yelland is served by its own local amenities, which are within walking distance and include village shop and bus services on either side of the road. Only a mile or so away is Instow with its golden beach, dunes, water sports and primary school, as well as a good range of village amenities. There is also access to the Tarka Trail nearby, and the larger village of Fremington is just over a mile away, once again offering village amenities. Barnstaple is North Devon's regional centre, and as such, houses the area's main commercial, leisure and shopping venues. The market town and port of Bideford also offers an excellent range of facilities. The M5 Motorway Junction 27 is about 45 miles, and close by, there is access to Tiverton Parkway and to London Paddington in just over 2 hours. DESCRIPTION 4 West Yelland is an individual detached character bungalow understood to have been constructed during the 1930s and presenting part brick and part colourwash rendered elevations beneath a tiled roof. BEDROOM 1 Double glazed window to front. BEDROOM 2 Double glazed window to rear. Once again, enjoying the best of the views. Double built in wardrobe cupboard with cupboards above. BATHROOM With panelled bath, tiled surround, overhead shower. Low level WC. Pedestal wash hand basin. Window to rear, once again, to enjoy the best of the view. Trap to loft space. OUTSIDE To the front, there is a pillared five bar gated entrance over a tarmac and gravel drive, providing ample parking and turning space. The front garden is hedge and fence enclosed and there is pedestrian access at both sides of the bungalow, leading through to the rear garden, which is of good size, mainly laid to level lawn with a gravelled terrace nearest to the conservatory. There are well stocked herbaceous borders with some fine specimen shrubs including pirus, hydrangea and clematis montana. There are two timber garden sheds.
