" Set along a quiet country lane in glorious rolling countryside is this picturesque, detached, thatched, non-listed cottage with south facing mature gardens of over half an acre. The house dates back to the 19th century, with later extensions.

Location Offering 'the best of both worlds' the property is within the parish of arguably the most sought after village in Mid-Devon however outside of the centre of the village. Sandford has a thriving community with church, village school & pre-school, village hall, two pubs, community post office, shop and garage.

Property The front door leads into a large entrance porch, with ample space for coats and boots with door to a separate cloakroom. The porch leads into the large split level hallway which on one side features an open staircase and the other arranged as a library/ study area with built in bookcase. The hallway dissects the living accommodation with the sitting room to one side and the kitchen and dining room on the other. The sitting room is a large dual aspect room with a feature fireplace and French doors leading out to the garden.

. Across the hall the dining room is a good size room allowing for a family dining table and chairs. Through the dining room is the kitchen, which has recently had some updating and offers all the mod cons expected. A number of specimen trees on the boundary afford the gardens a high degree of privacy and seclusion. Overall the property amounts to about 0.6 of an acre.
