A fantastic detached country house occupying a rural position just to the north of Sandford, large gardens and land to approx. 3.3 acres, outbuildings including double garage and workshop.

DESCRIPTION
Situated in a quiet rural location just 1.5 miles north of the sought after village of Sandford, this detached country house is sure to suit a range of buyers. The house itself has flexible accommodation with ground and first floor bedrooms (plus the possibility to convert the existing first floor store room to another bedroom and en-suite โ€“ stp). SANDFORD   is one of Mid Devon's most picturesque villages, being conveniently located approximately 1ยฝ miles north of the busy town of Crediton (8 miles from Exeter).  The village retains a real community feel with the focal point being the village square and Lamb Inn.  There is a post office / store, an Offsted registered playgroup, a highly sought after primary school (senior children are taken to Queen Elizabeths School, Crediton), village hall, a further Inn and historic parish church.  Sandford is well served by sporting clubs with a top quality cricket club, football, tennis and nearby rugby club. From the outskirts of the village, runs the Sandford to Crediton footpath which passes through the Millennium Green, crossing several times over a pretty stream, winding its way up through woodlands and into the outskirts of Crediton.

DIRECTIONS
From Crediton, head north to the village of Sandford and proceed through the village (not turning off to the square). After passing the church on your left, proceed on the lane for approx. 1.4 miles until reaching Coppice Cross (signed to Dowrich and East Village). Turn right and the driveway to the property will be found, first on the right.
