SITUATION Goldenrulle is located in the popular village of Offwell which has a highly regarded primary school, village shop and ancient parish church. Offwell is just a short 2 miles from the market town of Honiton which has a good range of day to day amenities including banks, post office, schools and a good selection of shops including a Tesco Superstore and there is a station on the London Waterloo line. The A30 bypasses Honiton and provides dual carriage access to Exeter, approximately 19 miles, with its further range of facilities, access to the M5 motorway at Junction 29, station on the London Paddington line, and there is an international airport at Exeter. The South Coast of Branscombe is approximately 9 miles and there are numerous footpaths and bridleways within the locality to take advantage of the attractive countryside. DESCRIPTION Goldenrulle is a superbly presented detached village property, built in the mid 1960's, extended and much improved by the current owners creating what is now a spacious and adaptable chalet style house, with the added bonus of large level garden and a 2 acre paddock with excellent stable block. The accommodation is arranged over two floors with the central entrance hall leading to the kitchen, dining hall, and sitting room to one end of the property with the three bedrooms, one currently used as a dressing room, and bathroom at the opposite end.
  The kitchen is excellently presented, comprehensively fitted with quality contemporary style units with a gloss finish with granite worktops, Siemans integrated appliances which include dishwasher, ceramic hob, brushed steel extractor hood, fan oven and separate combi microwave and washing machine. There is also space and plumbing for an American style fridge/freezer. The kitchen floor is oak which extends into the adjacent dining hall. At the end of the dining hall and facing the garden is a verandah providing a pleasant dining and sitting area. The sitting room is generous with large bay window overlooking the garden and grounds on the south elevation and opposite is the feature fireplace with polished stone surround and hearth with inset Stovax glass fronted multi fuel burner.
  There are three bedrooms on the ground floor, the principle room with French doors to the garden, and the smaller used as a dressing room, fitted with quality wardrobes. The family bathroom is fitted with a teardrop shaped bath with chrome wall mounted shower over, basin inset into vanity units providing good storage, WC and chrome heated towel rail. Tiled floor and walls. FIRST FLOOR The staircase is located at the rear of the dining hall and leads up into a study/office area, and the large second sitting room with vaulted ceiling and French doors to the south facing balcony. Along from the sitting room is the shower room and bedroom 4. There is excellent and accessible eaves storage on the first floor. OUTSIDE The property is approached via the village lane through brick pillars and solid timber gates to the tarmac parking and turning area and double garage with double up and over doors. The garage has a gardeners cloakroom, storage loft and pedestrian door to the rear garden, terrace with wisteria laden pergola. The gardens are mostly to the rear, south facing and level with outside dining areas, herbaceous borders, vegetable garden with raised beds and greenhouse and timber garden shed.
There is a log cabin in the garden, which houses a spacious sauna, which could be used as a studio, office or hobbies room, or home gym. From the garden a gate leads into the paddock which is post and rail enclosed and with an excellent timber stable block with two loose boxes, one with fixed rubber mat, a hay store and good sized tack room and carriage or additional garage with roller door. A drive leads from the front of the property along west the side of the property down to the stable block where there is ample parking for horse boxes, trailers etc. There is convenient and ample provision of power and external lighting to the outbuildings. DIRECTIONAL NOTE From the A35 at Honiton proceed in an easterly direction towards Axminster. Continue up along this road, up the steep hill for approximately a mile and a half and turn right signposted to Offwell.
