" A well presented riverside executive home located a prestigious gated development in Waltham Abbey. Rare to the market this large family property has numerous benefits including five bedrooms, three receptions room and a beautiful conservatory; making the most of its prime position.
Augustine Court is located by the River Lea on the historic Royal Gun Powder Mills site and the property is positioned on a sizeable plot with direct access to the river. The boundary of the property extends into the river itself giving the owner full fishing rights from the bank. Built circa 2000 by Wilcon Homes the property has been owned from new by the current owners.

Augustine Court can be found off Beaulieu Drive and entrance to the Court is gained via remote control gates.

Once inside, you are greeted with a grand entrance hall with stairs ascending to the first floor and access to the downstairs rooms including a cloakroom. Immediately to the left is a reception room that would be ideal as a child’s play room, home office or even a double bedroom. The sizable lounge (21’ in length) is a bright and airy room with a double glazed picture window to the front aspect and French doors to the rear that open into the conservatory. With a south facing aspect, the rear of the house is perfectly positioned to enjoy all day sunlight. The lengthy garden is bordered with mature trees and shrubs to one side and the bank of the old river Lea to the other. A raised decking area has been built close to the river bank with an inset spa tub. The garden extends to the front of the property where you will find a timber built shed, double garage and off street parking spaces.
