The Area
Woodland is a traditional village occupying an elevated position and situated between Barnard Castle, Wolsingham and Hamsterley. It is surrounded by open countryside and supports a public house along with post office/stores and a primary school, there is also a bus service which transports children to secondary school.

A wider range of shopping, educational and recreational facilities can be found in the aforementioned centres and there are many renowned beauty spots close at hand.

For the commuter the A68, A1(M) and A66 provide links with the major commercial centres of the North East. Darlington Mainline Railway Station and Durham Tees Valley International Airport offer further communications with the rest of the country.

The Property
2 Wharton Terrace is a mid terrace property which benefits from oil fired central heating and double glazing throughout along with a lawned front garden and rear yard.

A uPVC entrance door leads into the entrance porch which in turn leads into the living room. The living room lies to the front of the property and has a window looking over the garden and a large stone fireplace with solid hearth and inset multi fuel stove. The living room has solid wooden flooring, doors leading off to the kitchen and bathroom as well as the stairs which lead up to the first floor.

The kitchen is fitted with a range of solid wooden base and wall mounted storage units, stainless steel sink and tiled splash backs. There is an integrated oven with hob and extractor over, space for a dishwasher and refrigerator/freezer. From the kitchen there is also a door leading out to the rear yard.

The bathroom/WC is located on the ground floor and is partially tiled and fitted with a white suite including bath with shower over, WC and hand wash basin.

To the first floor there are two bedrooms. Bedroom one lies to the front of the property and has a feature cast iron fireplace and window which looks out over the garden and to the scenery beyond. The second bedroom lies to the rear of the property and has built in storage cupboards and window looking out to the rear.

Externally
A wooden gate leads into the front garden which is laid to lawn having a gravel path which leads up to the main entrance door. Adjoining the lawn at the top of the garden is a patio area.

To the rear of the property is an enclosed yard which has raised patio area and gate which leads out to the rear of the property.

Directions
From the centre of Barnard Castle proceed up Galgate turning left onto Harmire Road after approximately half a mile. Proceed out of town past the golf course taking the second turning on the right hand side towards Kinninvie. Continue straight ahead at the crossroads and follow the road down and up the up the hill on the far side to the T-junction turning to the right towards Woodland. Proceed then into the centre of the village where the subject property will be found halfway along set back on the left hand side.
