" Campden is a detached 5-bedroom bungalow hidden away within the quiet location of Harborough Magna. Extended in 2008 the accommodation comprises; kitchen/breakfast room, sitting room, cloakroom, study, 5 bedrooms, 2 bathrooms (1 En-Suite) large gardens, double garage and parking. The benefits include gas fired central heating, double glazing windows and doors and open countryside views.

VENDORS COMMENTS It was the combination of the peace and quiet of the location balanced with the space the property gave us that made it a winning choice for us, says Lee. We had been looking for a village location, loved Harborough Magna and were enchanted with the quirkiness of Campden. From the front it looks tiny but inside it opens up like a tardis, with one room opening into another, explains Dee. And, although it's a bungalow, the garage is actually underground, it's underneath the property so it's quite an unusual shape.
We've extended the kitchen to create an open plan kitchen and dining room which has a wonderful pitched ceiling with velux windows extending up to the eaves, Lee continues. It makes this area very light and bright. It's so nice, with space for a big kitchen table and a breakfast bar that we end up spending most of our time there, says Dee. The doorway from the kitchen into the garden is wide and has large windows to either side so it brings even more light into the room.
We will miss the peace and quiet and the spectacular views we have on three sides, says Lee. There is a greenbelt field to two sides of the property and, with all the trees and shrubs around us, we wake up to the most wonderful birdsong in the morning. . The village is very special too. It's a very social place with plenty of activities available for those who want to participate - with everything from a playgroup in the old school and an active church through to the village pub which is also a restaurant. It is the heart of the village social life and is very involved in village life, co-ordinating lots of fund-raising events. Whenever you fancy a relaxing pint or glass of wine with some friendly conversation, it's lovely to be able to just pop down the road.
Local shops and post office facilities are a couple of miles away and the major centres of Rugby and Coventry are within 15-20 minutes so we're well placed for shops, amenities and commuting, adds Dee. The garden goes all the way round the property and most of the garden is lawned so we can make the most of the views - although there is an area of fruit trees at the end which provides cooling shade when needed. The sunny patio area is surrounded by heathers and conifers and looks particularly lovely in the evening when the outside lights are on. We also have a big tree in the garden and this looks spectacular when the lighting is on underneath it. We've never felt so welcome anywhere and will be sad to leave both the lovely Campden and the special Harborough Magna. GROUND FLOOR Entrance is via UPVC part glazed door into the reception hall with parquet flooring and door leading to the sitting room. This room has a gas flame electric fire with wooden surround, marble effect hearth and parquet flooring. There are two windows overlooking the front and side of the property and a door leading to the kitchen. The kitchen was added in 2008 and has a vaulted ceiling with two Velux windows, cream base and eye level units with black worktops and 1 ? sink with mixer taps. There is plumbing for a washing machine, tumble dryer and dishwasher. There is a four-ring gas hob and extractor above with space for a table and door leading to the sitting room. From the breakfast area a door leads to the study with a window overlooking the side garden and a further door leads to the cloakroom which has a wash hand basin, wc and quarry tiled floor. The excellent local road network gives easy access to the M1, M6, A5, A14 and the M40, which makes Coventry, Birmingham, Leicester, Northampton, Oxford and Milton Keynes all within reasonable commuting distance. There is a good selection of state, grammar and public schools within the area including Bilton Grange, Rugby School, Lawrence Sheriff School for boys and Rugby High School for girls, Warwick School for boys.
