" Behind the sandstone wall and the substantial hedge and standing on the corner of Parrs Road and Birch Road is an appealing sandstone cottage with both pretty gardens and, quite unusually for Oxton Village, secure off road parking for 2 cars to the rear of the plot.

Such is the size of the plot, that this cottage which has quite recently been extended to the ground floor, still retains good sized south facing 'cottage gardens' surrounding the property on three sides. Once inside the grounds, as it were, you'll also notice how private it is too. Open aspect views Of course you don't need to stand outside to appreciate the gardens for there's a view from most rooms; especially the ground floor rooms. The dining quarters, for example, looks both to the south and south west with the smaller of the two windows having a lintel above to take a pair of french doors ( a future project; perhaps opening onto a conservatory which would actually sit comfortably on the return between here and the bathroom). Light, warm & welcoming Rare in fact to talk about a cottage in the village that does actually have three reception rooms. And each room has its focal point, or two. Take the dining room area for example. Apart from the views, the open plan nature of this space together with the kitchen makes for an engaging combination. The front living room has an exposed sandstone chimney breast with gas fire and a deeply recessed wood panelled window looking out onto mature trees. The bathroom is at ground floor. It comes with plenty of space. It's recently refurbished and it's fresh, bright and white. At first floor are two good double bedrooms, both with deeply recessed wood panelled windows. At this point we'd point out the gas central heating system runs both at ground and first floor levels and that the windows are, in the majority, of a hardwood and sealed unit double glazed finish. Outdoors Back outside and to tell you our garden loving client has frequently been invited to open his gardens to the Oxton Garden Festival might give you some idea as to the element of colour, interest and all round 'attractiveness' this south facing garden has to offer. Granite sett and sandstone paving add further distinctiveness. Summary Of course cottages do come in all shapes and sizes (mostly size: small), even for Oxton Village it's quite rare to find one such as this: Ample south facing garden space, off road parking, opportunities to make bigger, three very different living rooms and two perfect double sized bedrooms.
