" Sonning Cottage is a Grade II Listed timber framed cottage with a modern two-storey extension to the rear. The accommodation on the ground floor comprises an entrance porch which leads to the dining room with a brick fireplace and leaded bay window and a kitchen fitted with a good range of pine units and bespoke cupboards. This leads to a rear lobby/utility area with oil fired boiler, plumbing for washing machine, space for a large fridge-freezer and a stable door to the rear garden. There is an inner hallway with a storage cupboard and cloakroom off which leads through to the L-shaped sitting room with feature fireplace housing a log burner and sliding patio doors lead to the rear terrace. The study/snug has a twin aspect with wonderful views. The first floor accommodation comprises a spacious landing with large fitted cupboards, a master bedroom with fitted wardrobe and en suite shower room, a family bathroom with Jacuzzi bath and 3 further bedrooms all with fitted cupboards.
Outside, the cottage is approached via steps up to the cottage-style front gardens (approx. 138ft road frontage) enclosed by mature hedging and a driveway provides off-street parking and leads to the double garage measuring 17' 2" x 16' 6". The rear gardens are again enclosed by hedging and measure approx. 51ft x 57ft max and offer a patio area with steps up to a lawn with floral borders, mature trees and a summerhouse.Directions

From Saffron Walden take the B1053 through Sewards End and into Radwinter. Turn right at The Plough Public House - signposted The Sampfords. Upon entering Great Sampford turn left following signs to Finchingfield and proceed into the hamlet of Little Sampford. Continue along and after the sharp left hand bend proceed up Hawkins Hill and Sonning Cottage will be found a short way up on the left hand side. "
