" 19 Westbrook Park is an attractive detached family home with generously proportioned family accommodation arranged over 2 floors. On the ground floor there is a pretty sitting room to the rear with glazed terrace doors that lead out to the garden, along with a well fitted, spacious kitchen and utility room. To the front of the property there is a separate dining room and study. There are four good size double bedrooms on the first floor along with a well appointed family bathroom and an en suite shower room in the master bedroom which is currently being used as walk in wardrobe. In addition there is a large half boarded loft space with double insulation.

Externally there is a very pretty well stocked secluded garden to the rear with a level lawn, paved sun terrace and raised vegetable beds along with a large Cedar wood garden shed and access to the garage. In addition to the front of the property there is a small private level lawn and off street parking for 2 cars.

Westbrook Park is an exclusive cul de sac of detached family homes built in the early 1990n++ located in a sought after, quiet and leafy residential area within easy access of Bath city centre, the RUH and the M4 motorway. The property is positioned very close to open country side and the Cotswold Way and is particularly well placed for easy access to a triangle of excellent schools which include Weston All Saints Primary School, St Maryn++s Primary School, Kingswood School and The Royal High School. There are many excellent local amenities within walking distance in Weston Village and the centre of the World Heritage City of Bath is approx 10mins drive and provides a wonderful array of cultural activities, shopping, cafes bars and restaurants along with world class sporting facilities at Bath Rugby and Cricket Club and Bath University. The M4 Motorway junction 18 is approx 6 miles to the north and the city of Bristol approx 8 miles to the east.
