Description

"Pretty five bedroom village house with flexible accommodation and wonderful views.

Description

Previously two cottages originally, dating to mid 19th century, Kingfisher House now is a peaceful, pretty village house, tucked away down a private, no through lane, with wonderful views over paddocks and open farmland. The house is double glazed throughout with period architectural features including an inglenook fireplace, ledge and brace doors, beams, exposed stone walls and tongue and groove panelling.

The triple aspect sitting room is generously proportioned with a wood burning stove set within an inglenook fireplace and French doors to the terrace and garden. A study is just off, overlooking the back garden and paddocks beyond. The dining room overlooks the front garden and has doors opening to a snug, presently used as a second study. The kitchen, flooded with natural light from the glass roof light above, has painted wood units beneath wooden worktops, with a large island breakfast bar, double Butler sink and Rangemaster cooker. Just off is a utility area and a boot room.

The attached double garage has been converted to a sitting room, bedroom and shower room with power and plumbing in situ to create a kitchenette. This annexe has its own door opening to the driveway, enabling this space to be used as completely separate accommodation.

Upstairs are four bedrooms, a bathroom and shower room.

Outside
Set back off the lane, the front garden is well stocked with abundant herbaceous plants, roses and bulbs, providing interest and colour throughout the year. A clematis scrambles over the front porch making for a delightful entrance to the house. Hakka s Brook babbles along the rear of the house, just beyond the terrace, which spans the width of the house. Wooden bridges cross over to the rear garden, designed to appreciate and take advantage of the sun and light at all times of the day. There are mature apple, plum and pear trees, current bushes a vegetable garden and flower meadow, also a recently planted copse of mixed native trees. All planted to encourage natural flora and wildlife. There is also a greenhouse and raised beds for vegetables.

A westerly facing covered terrace, accessed via French doors from the sitting room, leads on to the securely fenced off pool area with a pool house changing room to one end. There is also a garden shed and log store.

Off street parking for three cars.
