Description

"**OPEN DAY SATURDAY 24TH OF MAY BY APPOINTMENT ONLY**

Quietly tucked away on the crest of an historic Hanover hill, this design led, 3 bed 1896 house has roared into the 21st century with a sunny, feel good garden and spectacular, uninterrupted views which sweep over gardens to the city and the sea. 3 mins drive from the beach, the local permit parking, which stretches to part of the seafront, has no waiting list and it s an ideal family home or investment with 116.01m2 1248.70 sq. ft delivering a sophisticated lifestyle whilst preserving the charm of this heritage home. Surrounded by good schools including outstanding Brighton College and St Luke s, it s just a 5 mins walk from the tennis courts, playground and green spaces of Queen s Park, 10 from the famous North Laine at the Level and 15 20 mins on foot or 7 by cab from Brighton Station s direct trains to Gatwick and London.

With a cheerful east west orientation and open vista to the rear, every room is light and inviting. The double depth living dining room has ample space for entertaining and a Chesney wood burning stove for a warm welcome, whilst the sun lit, Leicht kitchen has high spec appliances and a wall of glass which folds away to the landscaped garden for glamorous, al fresco living. There s a discreet utility area and upstairs, the first of the beautiful bathrooms with a subtle Victorian influence, but underfloor heat, is large enough for both a bath and separate shower. The meticulous commitment to detail continues in the two spacious first floor double bedrooms which are comfortable, quiet and unusually stylish. Private and peaceful on the top floor, with no passing traffic at the back, the vaulted principal bedroom is a light, airy eyrie with glorious, panoramic views to the sea, and comes with a fabulous en suite with a flawless finish.

With a grocery store around the corner and easy access to caf s and bistro pubs, homes in these tranquil terraces which bridge the city centre and the open countryside of the South Downs do not come onto the market often and sell fast as the Brighton General Hospital is a 15 min walk and other major employers like Amex, police station, Brighton College and both the County and Nuffield Hospital are easy to reach. Nearby, Queen s Park Road has bus routes to take you into or out of the city or if you drive, at the bottom of the hill, London Road will take you to the A23 A27 in minutes.

Why you ll like it
Enjoy a relaxed, coastal lifestyle in this prime location with fresh local produce, caf s and restaurants on your doorstep. This mid terrace, red brick beauty was built in 1896 and has been lovingly updated with double glazing, classic old school radiators, beautiful designer bathrooms, a kitchen extension into the side return 2016 , Sonos in all the main rooms and underfloor heating in the kitchen and family bathroom. The flat roof above the 1st floor bathroom is being re done, and will have a guarantee.

The Living Dining Room Kitchen
Inside solid wood underfoot, reclaimed from a 1930 s sweet factory, allows for an easy in out flow, the ceilings are surprisingly high and the hallway has discreet but spacious under stair space for storage. Ahead, the double depth living room is inviting with large windows at the front where custom made, caf style shutters ensure that family and friends can relax in comfortable seclusion in front of the Chesney, wood burning stove. There s ample space for sofas and a large family table and skilfully extended, this space is open to the fabulous kitchen area where sunshine streams through a bank of skylights and bi folding doors bring the outside in.

Connecting the house to the garden, the streamlined Leicht kitchen with underfloor heating is ideal for seamless entertaining inside or out. Flowing around a central island with power and usb sockets on each side, touch open units are topped by hygienic stone which also looks great beneath a choice of lighting levels. Good to go with sophisticated storage which includes a larder with power, high spec appliances include a Barazza gas hob and Siemens oven beneath a hood, a fridge and freezer and a dishwasher and the Clearwater sink has an efficient Quooker tap.

The Garden
Outside the garden is an oasis of calm at the heart of the city, thoughtfully landscaped for a relaxed al fresco lifestyle you don t need to travel for! Backing on to gardens which cascade down the hill, it is level with the kitchen a feature hard to find in a city built on the Downs . Tiled in the same design as the kitchen, it becomes a natural part of the house when the bi fold doors are open and there is both power and a water source for cooking outside. The perfect feel good retreat where friends can meet before a day at the beach or exploring our vibrant coastal city at night, it is chid and pet secure behind walls and statement fencing and it is designed for ease of maintenance so you ll have more time to enjoy it.
Two 1st Floor Bedrooms and Luxury Bathroom
Upstairs, the spacious bathroom embraces this evolving home with a subtle Victorian influence in the talon footed bathtub which has a shower attachment, a separate walk in 30 s style Crittall fronted dual head shower and 1960 s cabinet beneath the hand basin but there is nothing old fashioned about this high spec finish which includes a sleek warming rails for towels! Next door, a cupboard conceals power and plumbing for 2 utility machines where you need it at the heart of the home

At the back, the first of the generous double bedrooms is simple but stylish with glorious open views over a sea of gardens and extra floorspace as the chimney breast has been removed. At the front, the second double bedroom is a quiet retreat with the restful proportions only a period property can deliver. Stretching across the full width of the building with calm decoration, a box bay and tall sash window bathe the room with morning sunlight and there s a fitted wardrobe next to the period fireplace.

The Principal Bedroom, En Suite
Private and peaceful at the top of the house with plenty of floorspace, access to the eaves and a chic en suite shower room, the principal bedroom spans the property from east to west with a Velux in the east roofline for sun in the morning whilst a picture window almost fills the west wall to frame a picture perfect view which flows from the sea to the Downs by day whilst you can watch the fabulous coastal city below come to life at night.

Agent s Thoughts
This is a popular area full of professionals, couples and families of all ages where you are never far from fresh coffee and a croissant or a good school and a park!

Owner s Secret
We wanted a spacious family house close to the sea and the countryside, but needed to be within easy distance of direct trains to London and then we found this pretty, quiet terrace, 1 of only 7 red brick ones built in the area. We immediately fell for the light and beautifully proportioned rooms and could not believe the amazing views at the back which also makes it very private! Inside we wanted an easy flow for our growing family whilst keeping the inviting, calm nature of the house and its historic roots. Our favourite places are the ground floor which flows out to the garden with plenty of space for us to spread into and for friends to enjoy and the other favourite is the principal bedroom where we watch the sky explode into colour on bonfire night and New Years Eve. We re close to both the skate park and paddling pool of the Level and Queen s Park, each with playgrounds and caf s, and it s lovely we can stroll to friendly, local shops for fresh produce or bistro bars for supper. The area has a friendly community, you can get to the beach or countryside in minutes and with buses into the city you won t always be dependent on a car.
