Description

"A fantastic and very cleverly extended four bedroom family home, tucked away in one of the most picturesque villages in West Dorset.

THE PROPERTY
Tucked away on the edge of one of West Dorset s most picturesque villages, first glimpses of this wonderful property are most impressive with its attractive rendered fa ade under a pitched slate roof. The property dates back to the 1860s but is not listed and was cleverly extended in the 1990s resulting in a truly fantastic family home.

On first entering the property there is a real sense of charm, space and light with a large hall with attractive wooden flooring, leading perfectly into the most incredible sitting room with exposed wooden beams and wood burning stove, and double doors giving access to the newly fitted conservatory. This is a truly fantastic room with underfloor heating and can happily be used all year round, an ideal place to relax reading the papers whilst enjoying the views over the delightful garden and open countryside beyond.

Of particular note is the superb family kitchen, which is quite simply as good as it gets and incorporates a number of wall and base units and a Falcon electric range cooker with five ringed induction hob, and a separate area with plenty of room for a large breakfast dining room table. There is also direct access to the delightful garden. Also on the ground floor is a utility room and cloakroom.

On the first floor are four beautiful bedrooms, including the master bedroom which is such a good size for a property of this type with an en suite shower room, there is also a wonderful newly fitted bathroom with a freestanding bath and separate shower.

OUTSIDE
To the front of the house is a gravelled driveway providing parking for at least two cars. To the rear of the property is a delightful and lovingly landscaped garden with a sun terrace ideal for al fresco dining, and a path leading to the rear of the garden. The garden is bordered by a variety of mature planted shrubs and hedges and is easily maintained. It is contained and safe for children and animals.

At the rear end of the garden is a storage shed with power, raised beds, and a greenhouse. Beyond this is a fantastic garden office studio with electricity and lighting and boasting incredible views over unspoilt countryside.

All in all, this is a truly fantastic property in an idyllic yet very convenient location.

LOCATION
The picturesque village of Netherbury is in a conservation area and justifiably one of the most sought after villages in West Dorset, home to the original River Cottage of Hugh Fearnley Whittingstall fame. Enjoying a thriving community with a village hall and St Mary s Church, with the popular Hare & Hounds Public House less than a mile in the nearby hamlet of Waytown. Nestled in the countryside surrounded by hills, woodland and rolling pasture, much of it designated an Area of Outstanding Natural Beauty, it is a short walk to nearby footpaths and a vast network of routes.
The popular town of Beaminster is nearby, and is a pleasant walk of about 1.5 miles along the Hardy Way following the River Brit and passing the grounds of Parnham House. This vibrant, attractive market town has an excellent range of facilities including a butcher, baker, post office, chemist, hardware store, convenience stores, greengrocers, two doctors surgeries, veterinary surgery, independent gift and tea shops, restaurants, public houses, hotel and leisure facilities. There is a wide variety of clubs and societies to choose from and Beaminster Festival, an annual event, hosts local and national artists, writers and musicians.
The Georgian town of Bridport and the coast at West Bay are within 20 minutes drive and Crewkerne with a main line railway service to London Waterloo is approximately 9 miles, both with a further range of facilities and supermarkets, including Waitrose.
