Description

"A beautiful three bedroom detached cottage with off road parking, garage and garden!

Description As you step through the front door, you are greeted by the entrance hallway, which features stairs leading to the first floor and access to the cloakroom. The kitchen dining room is a bright, dual aspect space with French doors that open out to the patio and garden area. The kitchen is well appointed with a range of base and wall units, complemented by oak worktops. The Butler sink adds a charming cottage feel, and the room is equipped with a range style cooker, extractor hood, fridge freezer, and dishwasher.
The sitting room is a light filled space, featuring a cosy wood burning stove. The study, overlooking the front of the property, is a practical and versatile room.
Upstairs, the first floor landing is spacious and bright, with a Velux window that allows natural light to flood the area. It provides access to the airing cupboard, currently used for storage. The first bedroom is a generously sized double, overlooking the front, with an en suite wet room style shower room that includes a shower and basin. Bedroom two is another double room with a front facing view, while bedroom three is a small double room with a view of the rear. The family bathroom offers a bath with a shower attachment, toilet, and basin.
Outside, the front of the property features off road parking on the shingled driveway, with space for around three cars, as well as access to the single garage, which has an up and over door with power and light connected.
Next to the garage is a gate leading to a large patio area, which can also be accessed via the French doors from the kitchen dining room. This patio is perfect for outdoor dining during the warmer months and enjoys sunshine from both the southerly and westerly directions throughout the day. The garden has been created with ease of maintenance in mind!

Location Oak Tree Cottage is located in the centre of the pretty village of Holton at the junction of Mill Lane and The Street. Holton s landmark and symbol is the 18th century fantailed post mill, which overlooks the village, and which is open to the public on the Spring and August Bank Holiday Monday each year. The village has an excellent primary school and the church of St Peter on its outskirts. There is a village hall which hosts numerous clubs, a farm shop at the edge of the village which provides a variety of fresh produce as well as a popular garden centre with cafe. Regular buses run to Halesworth, Southwold and Beccles and Halesworth railway station, about 1.5 miles away, has regular trains to Lowestoft, Ipswich and London.

Holton is located less than a mile from the popular market town of Halesworth, which offers all day to day facilities including a wide variety of shops catering for virtually every day to day need. There is a primary school, library, doctors surgery, Co operative supermarket and numerous cafes, pubs and restaurants. The town also benefits from The Cut, a centre for arts in the community which offers music, theatre, dance, comedy, cinema, workshops and art exhibitions to the local area.

To the east lies the Heritage Coast which is renowned for its wide variety of leisure opportunities including the well regarded seaside resort, Southwold, 8 miles , historic Dunwich and the RSPB sanctuary at Minsmere.
