A very cute and updated three bedroom semi detached cottage full of character, located in Wash Water on the south western outskirts of Newbury close to open countryside. The house has been greatly improved in recent years including a new roof, refitted kitchen and bathroom. There are wood burners to both reception rooms and comes with the huge added bonus of a double detached garage. The accommodation includes entrance hall, living room, dining room, rear lobby, kitchen, bathroom, conservatory and two staircases to the first floor. Upstairs there are two double bedrooms and third single bedroom study. Outside there is a south west facing garden to the front and side of the property, and a separate garden at the back of the garage that leads down to the river Enborne. Both garden spaces offer ample room for seating and entertaining. There is a double detached garage and gravel driveway parking for at least four vehicles.

LOCATION
Wash Water is a hamlet on the south western outskirts of Newbury on the Berkshire Hampshire border and legend suggests was named after the spot on the river Enborne where the women washed the troops clothes during the first battle of Newbury. Surrounded by glorious countryside with lovely walks including The Chase at Woolton Hill, it falls within the St Barts secondary school catchment, offers the Woodpecker Inn and Furze Bush pubs and has easy access to the A34.
The pretty market town of Newbury has a wide range of shopping facilities including a twice weekly local market, pedestrianised high street with local and national retail stores and major grocery outlets. There is a variety of cafes, restaurants and bars, a multi screen cinema and the historic Corn Exchange theatre. There is a major rail station with links to London Paddington, the City of London and the West Country, and excellent access to the M4 A34 junction.
