This kitchen is part of the Holiday cottage end of the house, and is a great farmhouse kitchen and very popular with guests. The principal bedroom has a wonderful view out over surrounding farmland, together with an en suite bathroom with roll top bath. There is a further three bedrooms, two of which are light and airy double bedrooms, together with a bath shower room with walk in shower.

The farmhouse is well presented and maintained throughout.

Outside
A private drive leads to plenty of parking, where you immediately get a sense of the location with far reaching views over countryside. A large gravelled parking area sits next to a hardstanding parking area beside the house, within a courtyard.

The gardens wrap around the house, with an inner and outer garden making the most use of the expansive space. The inner garden immediately adjoins the house and provides private spaces for when the holiday cottage is in use. A courtyard garden for the holiday cottage is a delight, with a patio with south to west orientation, with lavender beds, lawns and two useful outhouses. A further enclosed garden is on the south side of the house, with lawns, and decked seating area ideal for outside dining and entertaining.

The wider gardens are open areas of lawn, to hedges and post and rail fencing on the boundaries. Within the outer gardens is an impressive timber summer house, with adjoining wooden gazebo covering a hot tub area perfectly positioned to take in the rural views.

Location

Happisburgh village is renowned for Happisburgh lighthouse, built in 1791. This part of the coast has excellent sandy beaches which are easily accessible from the house and village itself has a thriving community remarkably well placed for the local facilities including a post office village store, pub, fish shop and a well regarded village school which has recently been enlarged. There is a magnificent 14th century church with one of the biggest church towers in Norfolk. Much of the North Norfolk Coast is classified as an Area of Outstanding Natural Beauty and offers excellent opportunities for bird watching, coastal walks, sailing and access to fine sandy beaches. There are beaches further east along the coast at Waxham and Sea Palling which are renowned for their population of grey seals. The Edwardian seaside resort of Cromer lies about nine miles to the northwest.

Wroxham, the acknowledged centre of the broads network is about eight miles and the towns of Stalham and North Walsham are five and seven miles respectively, both offering excellent shopping facilities. Norwich, the cathedral city and regional centre of East Anglia, is about 18 miles to the southwest.
