Description

" Stylish, beautifully presented and spacious modern home built in town house style over three floors and offering four double bedrooms, two bathrooms, stunning garden, above average parking and garage

Comment from Robert Reed of Gascoigne Halman

This is a prime example of a modern house that has a distinctive character and numerous stand out features, principally because of the inspired work of the present owners in making it into a much loved home. From the moment you park your car, the first impression is excellent and this themes of attention to detail and factors of positive differentiation are in clear evidence throughout.

In terms of the plot itself, it is well set back from the main road in a quiet cul de sac and has a notably impressive driveway that provides an above average amount of off road parking. The current owners have also overseen the construction of a very useful garage and utility room, with the garage accessed from the front garden and the utility room from the rear garden.

The landscaped south facing rear garden is an outstanding feature, having been beautifully stocked and intelligently designed, so as to be an ideal space for alfresco dining and entertaining. Particularly impressive is the glass and steel veranda, a great feature. Whilst beyond the garden is a commercial storage site, the external space is nonetheless completely private and in no way overlooked by it.

In terms of location, the house lies within a short stroll of the Vale Royal Abbey Arms, a really great pub and restaurant that has built up an excellent reputation. Not only that, but go down nearby Station Road and you will find Delamere Stores, Delamere Railway Station and of course, the sensational Delamere Forest. All of this in addition to being within catchment for Delamere Primary School, known as Delamere Academy and being seen as one of the best examples of its type within the region. The location also lies within catchment for schools in Tarporley.

Internally the house extends to circa 1561 square feet and has been superbly styled and presented by the present owners. It should be noted the square footage figure includes the garage and utility room. The result is a home that oozes living space and comfort, with a layout that is tremendously flexible. Highlights include the dining kitchen opening onto the garden by virtue of bi fold doors and the size of the four bedrooms, all being of double proportion. The present owners have comfortably accommodated two generations of family living in the house at once, with the two top floors providing equally proportioned and generous space.

It should also be stressed that the house is a Grade B energy rating, which in a time of rising utility costs, is a significant advantage.

A really super home, offering great value for money, come and take a look!
