Description

" This quintessential Kent cottage dates back to 1850 but it has been sensitively extended and modernised in recent years. It is located down a quiet country land that ends at farmland and nestles in 0.6736 of an acre of grounds surrounded by fields. The front of the property is set back from the lane and, with its traditional white shiplap clad exterior and Kent peg tiled roof, oozes charm. There is a gate and pathway, flanked by lawns, to a door into the breakfast area and kitchen while automatic solid wood gates open onto the gravel driveway for off road parking and leads to the main entrance.

The reception hall has solid wood flooring that flows through to the adjacent playroom as well as to the stunning extended dual aspect livingdiningfamily room. This has a brick fireplace with an oak bea and gothic style oak and glass bi-fold door as well as oak framed windows and French doors to the terrace. The breakfast area has terracotta floor tiles, half panelled walls and an oak breakfast bar with an iroko wood top. This is open to the contemporary kitchen that includes shaker style wood units housing a variety of appliances and a door to a lobby and external access, a utility room and a shower room.

Upstairs is the family bathroom, four double bedrooms and a single including the impressive main bedroom with a high vaulted ceiling and oak cross beams, French doors to a glass Juliette balcony and an en suite shower.

The perimeter is totally enclosed and the rear garden backs onto fields. It is mostly lawn with a large terrace and a pine summerhouse with electrics, lighting and internet, two large storage sheds and a mower shed.

What the Owner says:

We love the peace and quiet and rural views and have enjoyed extending the house but we need to move for family reasons. Stourmouth is a friendly community and there is a bus stop at the end of the lane, which is ideal for children going to school. We can walk to the Rising Sun pub and it is not far to the village shop and garden centre at Preston or the Minster Service Station with its useful co-op. If you enjoy lovely walks we can go to Grove Ferry or across to the Stodmarsh Nature Reserve. While Canterbury and Sandwich are not far away.
