A beautifully presented family house set in a quiet cul de sac. A deceptively large property with up to six bedrooms if required, kitchen/breakfast room, sitting room, conservatory, two bathrooms and garage.

Description.

The property was built approximately nine years and is set in a quiet cul de sac.
At the front is an attractive front garden, and driveway leading to garage and path to entrance door which opens into the entrance hall. The hall gives a light and spacious welcome to the property with doors leading to all principle rooms and stairs to first floor.
A kitchen/ breakfast room overlooks the front of the property with bay window, there is tiled flooring, range of matching cupboards, integrated cooker and hob, and dishwasher and space for washing machine and fridge freezer.
The downstairs cloakroom has a side aspect window, wc, hand wash basin and radiator. At the rear of the property is a large sitting room which is double aspect and features an attractive log burner. There are French doors opening into the conservatory. The conservatory is used as a dining and relaxation area and opens out on to the decking area. On the first floor the landing has doors to three bedrooms, bathroom and large built in double cupboards. As well as this room on the second floor there is a study/ further bedroom which has velux windows.

Yapton is set within an approximate eight mile radius of Littlehampton, Bognor and the historic towns of Chichester and Arundel. The sea being only a couple of miles away, and to the north are the South downs with Goodwood and its motor and horse racing. Barnham with its mainline station which has direct access to London Victoria within an hour and a half is only two miles away. Yapton village itself has a village hall which overlooks the village recreation ground, a stunning village church and a few convenience stores."
