"Really well located within walking distance of SOUTHAM TOWN centre in a quiet residential area close to SOUTHAM HIGH SCHOOL is this three double bedroom family home. The house has an ENCLOSED REAR GARDEN and driveway parking with a SINGLE GARAGE and driveway parking for one car. There is DOUBLE GLAZING throughout and GAS CENTRAL HEATING. Lovingly maintained by it's current owners the house has an entrance porch, large L-shaped lounge and dining area, conservatory and kitchen on the ground floor. On the first floor are two double bedrooms and family bathroom with the master bedroom and ensuite on the second floor.

Entering the house through the porchway, there is an immediate sense of space with the view of the garden directly through the conservatory. The dining area opens into the lounge with a feature brick fireplace. Patio doors take you through to the conservatory which has all round views of the garden. The kitchen is has an inset gas hob with an integrated electric oven with space for a washing machine and views over the front garden.

Stairs lead to the first floor where there are two double bedrooms and the family bathroom. The second floor bedroom and ensuite is accessed through a door from the landing and up a separate staircase .

All schools within the area are co-educational. Private education is found close by at Princethorpe, Leamington Spa and Warwick.
